What are your non-negotiables?
For us, location and yard. We really want to be off of a main road, and we need a decent yard for dog and baby. And we need 3+ bedrooms, we wouldn't consider a 2 bed.
What is your list of things your looking for? (ie what you would tell your realtor, but would potentially compromise on if a house had everything else you were looking for)
4 bedrooms, master bathroom, private yard
What are luxuries your would love but don't require?
Newer kitchen, swimming pool, finished basement, fenced in yard, and my dream house would be an updated antique colonial (but DH loves new construction)

Attached garage (this is close to being non-negotiable though as we love having one now), 2nd floor laundry (something I never cared about until we had it), gas fireplace and ideally a wood-burning one too, a fourth BR or a dedicated study/craft area, a private yard, multi-zone HVAC, proximity to public transportation
What are luxuries you would love but don't require? Two-car attached garage, separate rooms for a study and a craft room, finished basement or attic

That's all I can think of right now.
Non-negotiables: When we were looking for this house, it was minimum 3 BR 1.5 BA, close to public transit. If we were to start house hunting again right now (which we are not - what a PITA) I would say minimum 3 BR 2 BA, walkable to public transit, quiet street, updated kitchen, well-maintained.
Looking for: Everything. Ideally we prefer a garage, a fenced back yard with room/sunlight for a garden, a full basement that is finished or can be finished, good closet space, southern exposure in main living areas, working fireplace.
Luxuries: Second oven, two car garage, more than three bedrooms.
Now, non-negotiables would be: single family home, location, 2+ bathrooms, 3+ bedrooms, medium to large yard, quiet neighborhood, bathtub, cosmetic fixer upper, partially/completely finished basement
Negotiables include: garage, central air, fireplace, updated kitchen, laundry on same floor as BRs, fenced in yard, master bath, built ins, bathroom on every floor, 3 season room.
Luxuries include: new kitchen & baths, pool house, walk in closets in every BR, heated floors, waterfront.. that's all I can think of right now.
We're planning on moving in the next year, so we're starting to talk. Right now our non-negotiables are: single family house (SO sick of having a tenant), quiet street, yard, good schools, no more than 30 minutes from Boston, bedrooms on the same floor.

Yes, Rock, GAS! That is huge, we want gas everything if we can. And we prefer public sewerage, but a septic isn't a deal breaker like oil.
Good call on the garage, everyone. I believe DH considers that a non-negotiable haha.
And all bedrooms on the same floor is big for us. Also, I really don't like split levels. I know it makes DH crazy that I won't even look at them, but I hate the idea of someone looking into my basement everytime they come over.

I hate split levels too. And I don't like ranches either, but don't hate them the way I hate split levels. We like having two stories and colonials are probably what appeal to us most.
Really our current house has 90% of what we want, plus some extras like central vacuum and awesome neighbors. The only downside is that we're on a busy street but that doesn't bother us most of the time, especially since we don't have kids or pets. Eventually, though, we'll want to move.
We also really want a colonial, but I suppose if some 4 bedroom ranch popped up, we wouldn't rule it out (the way we do with splits). We also don't consider capes for the most part because DH is over 6ft3 and that doesn't work well with slanted ceilings upstairs.
Do you like your central vac? My parents house had it and it seemed like a pita. I love my Dyson and am hoping for hardwood throughout anyway, but just curious.
What are your non-negotiables? At least 3 bedrooms and 2 1/2 bath. Preferably with no neighbors in sight but at least a lot of privacy. Around the same town where we are now. Laundry somewhere other than in the basement... I'm done with that. Oh, and a fireplace is at the top of the list!
What is your list of things you're looking for? Garage. Open kitchen and living room and a formal dining room. Woodstove in the basement. I think we're hoping to be in the middle of the woods. Hardwood floors and H wants carpet in the bedrooms.
What are luxuries you would love but don't require? Fenced in yard. A big back deck and a nice front porch.
Wow, your DH is quite a bit taller than you!
I like the central vac for some things. I think we need a different attachment in order to do the area rugs (the one we have doesn't have wheels so instead of rolling over the rugs you kind of have to drag it which, yeah, is not happening), but for the stairs it's freaking awesome not to have to lug a machine up and down.
It's also really convenient for sucking up pine needles.
What are your non-negotiables?
Well, since we are moving from a large apartment complex and it's just the two of us, there weren't too many things that we really needed. I wanted minimum of 1.5 baths and two bedrooms, more space than we have now and somewhere between Waltham and Providence.
What is your list of things your looking for?
Multiple floors. I'm so sick of having our bedroom connected to the living room. And I really wanted an outdoor space and the ability to go right from the car to the door (rather than driving into the garage, having to walk down a long hallway, etc). I'm also not too handy, so no big reno's for us.
What are luxuries your would love but don't require?
I would have loved a single family home and all that comes with, but for our budget, a townhouse was just the better choice. It's not our forever home, but i think it's a good transition from an apartment to home-ownership.

We also want all of the BRs upstairs, which isn't very common around here. I would be okay if 2-3 BRs were on the ground floor and 2 BRs upstairs though I don't know if DH is open to that. I'd much prefer an already updated house but it's not a requirement if the price is right.
What are luxuries you would love but don't require? Fenced in yard (we can do this), 5 BR, screened in porch (we can also do this later), HOA pool, brand spanking new construction.
Ehhh we bought in 2005 when the market was CRAZY. So we didn't have a ton of non negotiable items. We wanted at least an acre, and 3 bedrooms. We ended up getting both of those, but since removed one of the bedrooms.
If we were to sell this house, and buy a new one we would have a lot more demands. I would want at least an acre, fenced in yard, 4 bedrooms, and 2 bathrooms.
I was looking at some houses online last night, and it KILLS me to see how much more we could get now for what we spent six years ago.

Things we are looking for: Hardwood floors, built in shelving, Non pink bathrooms (We have seen 27 variations so far on UGLY pink bathrooms in our search)

Location was our first thought. We wanted the South End neighborhood, and in particular, we wanted to be around the Eight Streets or Union Park area.
Laundry and some type of outdoor space were both non-negotiables. (I did not want to know where laundry could be hooked up, I wanted to show up on that first day and be able to do laundry, if I wanted.)
Luxury items if we could look for a new place in the South End? Parking and a second bedroom.
We will most likely stay where we are and buy a summer cottage either in Maine or on the Cape. We like our little condo.
