Closing credits?

Hi there,

I'm new to this board and we are in the process of purchasing our first single-family home.  We had our inspection yesterday and it went well.  There were some minor issues to the air ducts and crawl space with repairs that would range from $1500-$3000.  There were also some easily fixable issues such as the shower head wasn't working correctly in one of the bathrooms.  Our realtor advised that we ask for credits at closing instead of asking the sellers to make the repairs.  I was just curious what other people in a similar situiation have done. 

 Have you asked for credits at closing or just asked for repairs before closing?  Or a little bit of both?

  • We just had our home inspection and also had some fixable issues. For example, the bathroom door doesn't shut-the door just needs to be replaced, and things of that sort. Not major make or break it things. We asked that they either repair it or pay X amount to cover the cost of all the repairs. They counter offered with Y amount which we then agreed upon. At closing they will be giving us a check for Y amount since we will take care of the repairs.
  • I agree with the other posters option. Either fix it or pay me "X" whatever you and your agent decides "X" should be.

    Unless there is some reason to believe they won't fix it properly then just go with the cash.

    Been dealing in Real Estate for a while and I always find that giving more than one option shows you are both serious but understanding of their situation. Remember to double check the contractor whether chosen by you or the seller to make sure they have the proper license required to do the work in your area.

    If you decide to take the cash make sure you have 3 estimates for the repairs so you don't short change yourself.
