Pre-Approved!

We've heard back from our mortgage lender, finally.  We've been pre-approved for a mortgage!  Yay!  Very exciting. Now we can go house hunting this weekend with a pre-approval letter in hand.

We're going back to re-visit 2 houses Saturday,  Transformer house and Overpriced house,  as well as visiting a few new ones.  I really, really, really like the Transformer house. And so does DH.  The only problem is the electrical transformer that sits next to the back yard.  You can hear the hum it produces. But I really, really, really like the house.

I would be extremely leary of buying a house right next to a transformer.  It will be terrible for resale not to mention if you can hear it, it could end up annoying you beyond belief.  Like everyone says, Location is everything.  You can change a house, you can't change the location.

Is the house underpriced for the area? Been sitting on the market for a long time? Just remember any issues that the current sellers are having, you will have the same ones.

Also, just something to keep in mind... do you get a lot of strong storms in your area? We get some fairly strong storms and there's always transformers exploding.

Just stuff to think about as you take a second look at it.

 

If you decide you like the house, the hum will eventually become white noise to you. It's like living along train tracks... given enough time you don't even notice the noise.

There are no trees planted along the back property line.  If we do buy this house, we plan on planting some trees to dampen the sound.  Or do other noise damping things to make the sound go away.
