Buying A Home

Our tech team has launched updates to The Nest today. This may be a dumb question, can you request more in closing costs from the seller (or in my case, the builder) than you will actually spend on closing costs? Our realtor says that we can request up to 3% of the sales price, which far exceeds our estimated costs. We paid our own closing costs last time we bought, so I have no idea what they can be used for. The builder isn't going to negotiate much on the cost of the house, so it would be nice to get a little bit back to put towards upgrades.

We are building a home in Florida and builder is paying closing costs. We recently decided to do an all cash purchase, which means lower closing costs. The builder is letting us apply money they were originally going to put toward cc towards additional upgrades.
Builder already agreed to about $6000 in upgrades and are now giving us an additional $3700 to put towards upgrades and still paying closing cost for cash purchase.
