  • We did FSBO to see what we could get and to make the most bang for our buck, but didn't end up selling.  The key to FSBO is to get your listing on an MLS, we used owners.com and paid for the MLS listing.  In our first 2 weeks of listing, we had over 18 showings and 2 offers.  We declined one, countered the other and they walked away.  Traffic was steady and I think if the timing were different (not moving into fall), we could have easily sold it for what we wanted.  We decided to stay for a couple more years.  The process was easy, but it is a lot of work to do the showings yourself, unless the buyer has an agent themselves.

  • Good points! It couldn't hurt to try FSBO first. We're in no huge hurry so trying to save that $$$ is worth the extra work.

  • I think you can give this a try!  I think if your are saving 6% (or whatever is a standard commission in your area) figure how much you will spend to sell it yourself.  Consider getting an appraisal ($300-$400)  Tell the appraiser you want to sell and to give you any advise he might have on the market.  Next, have a home inspection (maybe $350) so you will know what you should repair before selling.  Smart buyers get an inspection before buying so you will already know what they will find if you don't repair first.  Third, start a relationship with a mortgage lender and get yourself pre-qualified for your new home so you don't find yourself on the street when you sell your home.  Askthe lender to work up some scenarios for you so you cn have on hand when a prospect comes to see your home and maybe use a loan scenario in your marketing.  Don't offer to pay them $4000 at closing to replace carpeting becuase they can't get cash at closing; instead, offer to pay $4000 in seller closing costs.  Search on the web for free FSBO sites like HomesByLender.com where you can list your house saveral ways.  Absolutely put on Craig's List and renew every two weeks.  Don't let people come into your home without bringing their pre-qualified letter with them ...you don't want to be robbed or worse.  Google something like "how do I sell my home myself" and you will find much more.  oh, yes...clean out your home before you let anyone in. :)
