Once you're out of attorney review, in what order did you...

get the mortgage lock in/final approval whatever done

have the home inspected

have the septic inspected (if needed)

  • not recent, but we did inspections at the same time we were getting financing. You don't want to wait on inspection cause if there are issues you need time to negotiate and financing can take some time-

  • We actually scheduled our inspection while we were in AR and came as soon as we were out.  The inspector came before we started the final mortgage work.  No sense running credit reports and completing paperwork for something we weren't going to purchase because of structural issues.

  • We scheduled the inspection while we were still in AR. We had to do it before we finalized the mortgage, i think, because we had to have insurance in place for the mortgage adn we needed the inspections done for the insurance. Something like that. Either way, schedule them so that as soon as you're out of AR you can get them done.

  • I had our rate locked before we found the house we wound up buying.  The rest of the mortgage docs took the remainder of the time between AR and closing to get completed, there was a LOT.  Usually the contract specifies a specific date you must have the morgage commitment and inspections performed by.  We did our inspections within the week following attorney review (both house and septic).

  • Our inspection was the day after we came out of attorney review. We didn't have our final mortgage approval until just before closing. We were doing an FHA loan and the current owners had to fix a few things in order for FHA to approve and they didn't get it done until the last minute. That was all working in the background as we were doing things like inspections and negotiating after inspections though.
