Our lease is up at the end of this month, and we've been planning on moving down closer to the city (right now we're in Thornton). But we've been looking for almost 2 months and haven't found anywhere that has everything we want.
We asked our landlord if we could have another month or two to find a place, and he said the shortest he would let us do a new lease for is 6 months. I'm torn about what to do. Our current landlord is a total dbag, didn't fix our furnace for 4 days when it broke in November, let our dishwasher stay broken for 3 months before he replaced it, etc. So I really don't want to stay in our house for any longer than we have to. But I'm not sure if it's worth it to move into a place we don't love just to get away from him, knowing that we will probably be looking for a better place again in a year.

I'm in South Denver, but I have a great condo for rent.
But I agree with PP keep looking, shorten your list and find something you can live with that will hopefully have a way better landlord than you deal with now. Good luck!

If you can move now, I would. A six month lease gets you to July 31st, which is notoriously the biggest moving day of the year. U-Hauls are really hard to get, and it's hard to find a moving company for that weekend.
In addition, because demand is higher, as former CO property manager, that's when we hiked up the rents the most. November-January is where we had the lowest rents.
I'd go with something that's managed by a company (not an individual). They're usually way better about knowing the laws (like technically, if you don't have heat, they have to provide you a hotel room and stipend--or at least that *was* colorado law).
You have PM, not sure it will help, but I might go with a cheaper place for a year and look for something better after that.
Are you united with the CCOKCs?
I would move even if it meant moving in a year. From what I've heard about your landlord, I'd want out. Stat.

PPs bring up a good point -- rents will be cheaper over the winter than the summer, so you will find a better deal right now. There are plenty of apartment complexes that do month-to-month leases.....could be a suitable alternative so that you guys can be ready to move as soon as the right place becomes available? Rent a storage locker and just be in limbo for a month.....
