Have you ever thought about suing your management company?  Sounds like your tenents were using your house as some fly-by-night call centre.  You should really look into getting some sort of compensation.

  • No for a lot of reasons.  The biggest reason being we had two sets of tenants in the house and we can't prove which set did what damage to the house and most of the things we addressed aren't really noticeable unless you live here.  

    For example, you would never in a million years notice that there are 9 outlets in the dining room unless you live here and the second set of tenants can just claim that the first set did the damage and the first set of tenants has fallen off the face of the earth.  

    We actually had huge problems with the first set paying rent also.  It is all a big mess but the first set of tenants stopped paying rent one month and it took us three more mortgage payments to evict them (that was all due to VA law).  They still owe us a month's rent.  

    The second set of tenants claims that there was electrical damage to the house and that is why all the appliances are different but they did not replace with like appliances (they just replaced with crappy old ones which we didn't even realize until we had been in the house for a while).

    I'm also just not a sue kind of person.  I'm a you live you learn kind of gal and wish we had taken pictures of everything when we rented the house out each time.

    We're going to be able to write off all these costs on our taxes this year so we'll re-coup some of the repairs that way (and my mother in law gifted us hardwood floors on the second floor instead of carpet - which is what was there when we moved out) but overall I'm just moving on and never renting my HOUSE out again.  We may do rentals properties in the future but never something that is mine. YKWIM? 

    I will *** about it until the day I die though :)
