If you were buying a house

would not having a bath tub in the master bath be a big turn off for you? I'm going to go take some pics, but what we have now is an ugly outdated, one piece fiberglass shell. I don't think there is a tub underneath it. The problem is, the shell was put in before the walls, so unless we cut a huge hole in the MBR wall, there is no way to get a tub in there. The contractor who came over yesterday suggested cutting out the fiberglass shell and replacing it with a walk-in shower. I think it would do a lot to update and open up a really small bath, but wasn't sure what it would do to my re-sale value. We'd still have a tub in the guest/hall bath FWIW.

  • Our MBR has a walk in shower that's a decent size and I love it. When we were house shopping, I had wanted a big tub with jets and all. We have a tub in our guest bath that we renovated (pulled out the old cast iron tub, replaced with a deep soaking tub) and honestly, in the 2 years since the reno, I've taken a bath in there maybe 3 times. A nice walk in shower is more practical for daily use for us; glad it's that way in our MBR.

  • Me? No, as long as there were a tub somewhere I wouldn't care. 

    I would ask myself about my competition in the housing market if you plan on selling any time soon. For instance, if you're updating a starter-home, it's probably going to still be a starter home at the end, but a nicer one for you to live in now, and sell quicker later. But being a starter home, buyers probably won't have all that much to choose from and just be excited that it's not tacky 70s stuff. If you have a suburban McMansion and a jet-tub master suite is standard, taking out the tub might hurt you in light of the competition. In that case you'd want to weigh the convenience and your pleasure against taking a loss or updating again in the future.

  • I really depends.

    Where I live about half the housing stock has a soaking tub. For some people, they're a must have; for others they're sort of a 1990's relic like shoulder pads.

    My MBR has a nice double shower and since I SAH and don't have a cleaning service I appreciate how much easier it is to keep clean.

    If you want a tub, there are non-standard sizes. Most manufacturers offer a 4' version and corner models.
