Real Estate Ladies...please help.

In short...my house isn't selling!  I understand that the market stinks right now but here is my situation -

We put our house on the market in 2009.  It sat there for a year without one showing.  Our realtor didn't do any open houses, etc.  I think it was priced too high, but unfortunately we didn't get any advice from the person we were using.  We listed it twice (6 months each) and then pulled it off the market because I was about to give birth.  

We listed it again in 2011 with a different agent.  We had one open house that only our neighbors came too (nosy peeps).  We had a total of 3 showings.  The feedback from all three showings was that the room layout is weird and the bathroom is too small (there is only one bathroom).  Our listing expires today (10 months).  

Here are my questions -

- Our most recent agent did MUCH more than our first agent did.  Do we relist with him or is it a good idea to list with a completely different agency? 

- Our room layout is odd!  Bedrooms 2 & 3 connect and there is only one door into them from the hallway.  This isn't going to work for anyone that is looking for a "TRUE" three bedroom home.  The little traffic that we've had all commented on the bedroom layout.  Can I list this as a 2 bedroom in hopes of getting more traffic and that the "extra" room might appeal to them as almost a bonus?  Is this going to kill my sale price?  My appraisal price?  Do people look for 2 br homes?

Any advice you can provide is welcomed!  The house is already listed about 12k less than what we owe on it.  We need to sell.  I bought this house before we were married - six years and two kids later we are BUSTING!  I am seriously considering baby #3, but can't do it in this house.

  • I wouldn't rehire an agent that only did 1 open house. How much advertising are they doing for you? It doesn't sound like much.

    My first agent didn't do any open houses in a year.  The only known advertising that he did was on Facebook.

    My second agent did one open house in  10 months.  He posted it on Zillow and a few other sites.  He sent me monthly reports showing how many hits my house got on various sites he had it listed.  

    This is the first time I'm selling, so I don't know what is standard advertising.

  • Can you interview a few others before you resign with your current one? Since the market is rough for them as well, they should be going above and beyond IMO, esp if this is their only source of income.  I think I would call a few and then ask them what their strategy would be and how they would get traffic or market etc.

    Also on a side note, my realtor told me that open houses were more for realtors and networking and not so much for the sale of the house. IDK if that is true or not. My realtor did postcards and email contacts I believe.

  • 10 months and 1 open house doesn't sound great to me. Unless a client specifically says they don't want to have them, I try to do one a month. If you do think this agent has worked hard for you I would relist with him, but maybe talk to him about wanting more open houses, more advertising, etc? Things have really perked up -- hopefully you will get a good offer soon!

    I would keep it listed as a 3 BR if that 3rd BR has a closet - you could put kids in those rooms (as you probably do), etc.

  • We had so many more showings and people coming to our open houses with For sale by owner than with 2 different realtors we used. Look into it online... my husband did most of the work with advertising, making a contract, etc because it can be tough with kids. I would find an agent that really is giving better advice on how to price the home, market it to the right buyers, etc. Open houses seem to not be that productive for selling the home...the agents just get more clients that way! It seems as though when people see a house they like online, they just come to see it.  We took our house off the market before baby#2 but are planning to try to sell in a year or so in the hopes of a better market.     I don't know much about real estate at all!  The only thing I can compare this agent to is to my previous agent that did NOTHING!  

    It is a true 3 bedroom but since bedrooms 2 and 3 connect it makes logistics difficult.  When we bought the house we set it up as a guest room and office, then it became nursery and play room, now it is two bedrooms.  It works because the boys are 3 and 1.  Fast forward and it doesn't work for teenagers!  We hope to not be here that long, but people we are selling to will most likely be turned off by this.

    I still say keep it listed as a 3 BR. There are young couples that don't have kids yet (like you when you purchased) or single people or older couples, etc etc... Not everyone is a family of 4! :-)

  • Don't list it as a 2 bedroom. You'll automatically eliminate anyone looking at 3.

  • Can a hallway be built through the 2nd bedroom? We were looking at a house like that, LOVED the house but got kind of stuck on that feature. After a lot of thought we figured out that we could pretty easily knock out a closet and put a hallway in it's place going through to the back room. Maybe consider hiring someone to draw up a potential floor plan to make that possible and have it available on the counter where realtors drop their card. Then they can "see" the possibilities clearly. 
  • i'm confused.  can you get to both bedrooms from the hallway?

    anyway, that was how my mom's TH was laid out and it was listed as a 2.5 BR.

    No.  If you wanted to get to the nursery you have to walk from the hallway and through Rs room.  It is not ideal!
