Humor me...house comp question
Does this look like the kitchen of an updated house?
The listing even says "updated kitchen."
The house is a 3 bed, 1.5 bath with 2800 sq ft. in a good neighborhood (think the Wash Park of my 35,000 person town) and it's listed at $320,000.
They also have this picture to show the "second fireplace"
Granted it's cute on the outside:
Would you pay $320k for this if it were in Denver?

Very cute on the outside. That seems like a Denver price. Maybe not Wash Park but..farther out.
Did there used to be a bed of coals with sticks above it where that stove was? Then yes...totally updated!
It's got to be hard to be in RE in MT after seeing Denver/FoCo houses. It's just funny how an updated house in Denver usually has wood floors, updated bathrooms and granite but an "updated" kitchen in MT has new paint and maybe a new make-shift island eating area?
I can't help but keep looking at the MLS and this one makes me feel smug considering I'm buying a house at >$100k less than this for the same square footage and two fireplaces.

You'd be amazed at how "interesting" the photography is around here. I think most agents use their cell phones and upload those pictures. Everyone comments on how my listings are the best photographed listings they've ever seen. In fact, our photography gets us our listings....
If that were mine, we would have had a staging "talk". Not sure why more agents here don't take staging into consideration. At the very least, I would have moved the table during the photo shoot. The only thing I could say is that if it's a short sale, sometimes people don't care what the house looks like...
Sounds like our market here. I cannot believe what people want to charge for "updated" houses here. (That still look straight out of the 80's/90's at best).
So does this mean your house deal is going through? Did the sellers make all the repairs you wanted? (Sorry if I missed that post.)
