has anyone successfully fought their property taxes?
I got a letter from an attorney stating that he believes we were over assessed for taxes (which I can't see being wrong since we're paying out the buttttt). He works on contingency, but it's 50% - i'm not sure if that's normal or not. TIA.

What is 50%...his fee? Based on what, how much you'll be saving, or paying once the reassesment is finished?
I'd contact your attorney and see if he can refer someone to you (if he doesn't specialize in property) rather than use a random one who set a letter.

My neighbors did it last year. They have a newer house in our neighborhood and got a huge tax hike. He went before the council and explained that we have septic, well, no street lights, etc.. (very backwoodsy neighborhood). They lowered his taxes. Not sure if he had an attorney involved or not though.

A lot of attorneys are just sending out thouse blanket form letters now. We've gotten at least 2 or 3 since the beginning of the year.
You can appeal your taxes on your own. You don't need to use an attorney. We did so ourselves about 3 years ago and the town agreed to a settlement and lowered our taxes by a decent amount. Last year our town was reassessed and I did not think the new assessment was fair based on what our neighbor's were assessed at. I appealed but the town didn't offer us a settlement. I'm guessing we didn't get a settlement offer because TONS of people submit appeals each year now so if the town settles with everyone they will lose a chunk of money. Unfortunately I wasn't able to make our court date for the appeal, so our taxes were unchanged last year.
I would have no problem doing it all on my own, I just seriously would have NO IDEA where to start. We renovated our house, so our house is not like any others on our street really. With that said, I still believe we're paying way more than we should be (even though west orange is like the high tax capital of nj!)
I did ask our attorney, but the person he knows that does it only does commercial properties.
We hired this guy who did all the paperwork and helped us step by step to fight our taxes. Did did save money...I think $1500/year. I think his fee was a couple hundred dollars. I can get you his name if you want. He's not a lawyer; he's retired and used to work for the county doing this tax stuff so he knows the ins and outs.

Last year all of a sudden my taxes went up by $400 a month. We live in a 2bed/2bath condo, so it was about $600 a month...ABSURD!!!! So I called the tax assessor in my town & he came out & reassessed me.
I thought this process was going to be quick & easy...NOT! That was November, we had to wait until.....JULY of last summer to see a change!!!!!! The assessor's new readings weren't due til 1/31, so I had to wait til that. And then I had to wait for the new quarter to start to see a change! I was so pissed. And anything that we had paid from October (when we saw this happen) til December was lost. In July they had fixed up my escrow & whanot & sent us an overage check.
