Anyone know a good appraiser?

I'd love to recommendations for appraisers in Denver Metro area - specifically NW Denver/Wheat Ridge.

We have to get a "good" (i.e. on the high end of what I think it's worth) appraisal of our rental house in CO in order to secure our loan for our new house.  I called an RE I know, but also just looking to see if anyone has other appraisers to call.

  • I heard that there is basically no way to do this anymore due to changes since housing crash...at least according to my friend who is a realtor. I think she said that basically there is one company & no way to request a specific one. I would think the bank may have ways to avoid this kind of thing but I could be wrong. Fabriezys DH is an inspector.

    It's a little different in our case.  We need an outside (non-bank) appraisal of our rental house to qualify for our current house.  Since the mortages are from different banks, we already had the bank-company's appraisal for the new house and we don't have to have a bank qualified appraisal for the CO rental, just an independant.  I know we can't influence the appraisal, but at least I'd like to find someone in the area who values the NW Denver area and knows a lot about picking comps for our house b/c we all know that comps on Sheridan/Federal are not the same as 4 blocks off.  ;)

  • My dad! He's been in the biz a long time and is mostly retired, but does a few and has kept his license. Let me know if you want his info. He's independent too.

  • I get what you're wanting but that seems pretty fraudulent to me. I would hope you get an appraisal that is based on facts and expert opinion.

  • I mentioned it to my dad tonight, and while he still has his license, he doesn't have the software updates to do a current report with all the new regs, so he's a no go. He has recs he offered to give me of you are interested. Also, along the same lines as Carrie, you may not get your ideal price with an upfront and " good" appraiser. My dad and I talk about it all the time, just like the lenders, etc; the bad ones screwed it up for all of the good appraisers. He wasn't able to get a the same clients or enough work before the bubble burst because he wouldn't do it super cheap or for the price someone wanted the property at, it was rough after 25+ years in the biz, and surviving the crap in 87.

    I'm a professional too and know they have to do a fair market appriasal to keep their license - I would never ask an appraiser to skew it higher.  I already talked to one appraiser who understood the situation, but wasn't very familar with the area so said that I should try someone who knew less suburbs and more city areas and couldn't do it by next Tuesday. 

    What I really want is someone who knows the area so they aren't pulling comps from busy streets or south near Colfax and instead are staying right in our neighborhood - like the one across the street which sold in November this past year.  I know we won't get anything huge - heck the house is only worth about $200k - give or take $5k...so I"m hoping it's closer to the give $5k, but it won't kill us either way. 

    ETA: Just checked my e-mail and found an appraiser who can get to it on Friday or Monday, so that's good for us.
