Having house appraised - Any Tips?

On friday we are having our hosue appraised. However, our community has begun work on our patio, and therefore, we had to bring a lot of items inside...does having a room full of items affect the appraier at all? We have no where else to put these things. We have boxes desperesed throughout the house but all neatly placed except one room. Any tips you have, please share. Thank you!

  • The appraiser shouldn't be looking at anything that would leave the house with you. 
  • it's mostly based off comps of similar properties that sold recently

  • OK thanks, so I do not have to worry about the not so pretty look (Almoat clutter looking) of these boxes, etc?
  • Just take a deep breath and hope for the best.  The market is ridiculously fickle.  Our first appraisal our house was worth less than what we paid 6 months prior.  As a result of that our bank refused to terminate PMI.  A month later we got another appraisal done and the value went up and we are now able to re-fi and get rid of our PMI (and save money each month too, with another bank obviously).  Good luck to you!

  • Clutter shouldn't make a difference in your appraisal but I would just make sure that the clutter doesn't obstruct from view anything that should be featured because it will add value to your house, like if you have an upgraded kitchen or a fireplace.

  • When our town appraised us for taxes last year, they came in, counted rooms, counted bathrooms, looked at our a/c and heat systems (apparently forced hot air means more in terms of value?!) and questioned the functionality of our fireplaces. stuff like that. An appraisal for resale may be a bit different.
