If you live in Forked River/Lacey area (Flood Insurance)

Do you have Flood Insurance?   We have found a house we are seriously considering buying but it requires flood insurance it is literally like 2 houses from the cutoff of where its not required.   

We have heard its approximately $1500 in addition to regular homeowners policy

Does this sound like the correct ballpark figure.    (I am awaiting info from a local Insurance Agency as my Insurance Carrier does not write in that area)

    We are looking right on Sunrise Blvd and its literally the cutoff for the required flood insurance.   We love the neighborhood.  Its the 2nd to last house before you turn to Capsan.  But if my Insurance is going to cost me upwards of an extra $200 a month, I'd have to probably pass on it.   $200 a month can buy me a lot more house. 

    When you go to FEMA's site just about every address in Forked RIver, Lacy and Lanoka Harbor I put in there is listed as a Flood Zone.  (obviously because its so close to the Bay)

  • yeah it was definitely something we factored in when looking at houses down here. I would say 85% of what we looked at needed flood insurance. 

    We are at the beginning of the development, closer to 9, so its not required.

    Not sure if your realtor mentioned it and its not a HUGE deal but theres also a yearly fee for living in Sunrise Beach since its a 'deeded community'. It gets you a key to the boat ramp..

    Woo.Hoo!! lol Its only $50 but totally a waste for us.

    Flood Insurance though, could be.  Thing is I cannot see how the bay would ever reach that house.   It would have to turn a lot of corners and knock down a lot of big a$$ houses to get there :)

    During Hurricane Irene, the houses on Capstan actully did fine.  The water reached the bulkhead but never entered the homes.  And if you can afford a house over there,  Flood Insurance is just a drop in the bucket . 

  • yeah I dont know who came up with the map of whats in the flood zone but there are a lot of houses that seem to be a stretch.

    Not something I want to learn the hard way though, not after see'ing what people went thru after Irene, who ironically none of them affected here in Howell and Freehold were  in "Flood Zones" 

  • My parents live in FR (off Beach Blvd) and have flood insurance; however they live on a lagoon.  We never had flooding; however our development is higher up than most of the others in Lacey.  I do remember when I was in HS (my bus route went down Sunrise as well) that there were parts of Sunrise, including Capstan, that would flood.  I would hate to be 2 more houses up and get flooded out and not have the ample coverage, but that's just me!

    I can't believe you decided to move down there - that's a brutal commute.  Good luck.

  • Definitely not. We left for Irene and I was scared sh!tless that we weren't going to have a house to come home to.
