buying a new house, can I use more than one agent?

We are going to be moving to PA, and there are 2 different areas that we are looking at.  But, they are not really near each other.  And from the open houses that we have been to - it seems like the (selling) agents really just service a general area.  This makes sense to me since that means that they know the area really well.

So, if we work with one agent, and want to see houses in the other town, it would be out of their area, and probably not really know the area too well.  I have done my own research and know the towns/school districts that I want.  But, I don't the actual TOWN info.  Like, this is a better area, there are run down house a block away, druggies live on this street (lol jk)

So, can I use 2 agents - and each would only show me the houses in their area?  Or, do i just pick one and make them travel to see the houses in the other area?

  • thats a really good question. i know in my area our realtor covers a WIDE area. like she shows houses near me and i know she's shown houses up to about 45 minutes away.

    but correct me if ia m wrong you usually sign a contract with the realtor and isn't that saying you won't work with anyone else.

  • You can use as many agents as you want to buy. You don't sign a contract w/ an agent when searching but when you sell a house.  We were looking in 2 different areas and we used one agent in one area and another one in the other area.  Some people feel loyal to an agent and may not do that technicallly you can do what you want.

    I have no idea - we were not working with an agent when we bought our current house.  We saw it on the MLS and called the listing agent.  It was the first house we called on, saw it, bought it.

    Thanks - I was not sure if you sign a contact when buying.  I guess there is really no stopping me from just calling the agent listed on the MLS even if I was working with one agent in particular.

    We are looking at the Parkland School District, and also Nazareth.  MH works in Allentown, and right now his commute is 45 minutes.  We would love it to be 1/2 hr or less.  Some places in South Whitehall Twsp would only be 15 minutes!!!

    We have family out there in Nazareth, Bethelem, and Emmaus. One of DH's uncle is a realtor out there, I can ask him what would be the right thing to do.

  • You can absolutely use different agents for different areas. If you are already working with someone you like in one area, you can ask her if she knows anyone in the other area that she can refer you to - that way she can get a referral fee if you buy with the other agent.

    Thanks!  Right now we are not working with anyone.  Just doing open houses and looking online.  We have not listed our house yet - but will soon.  We are just trying to spuce it up a bit - nothing major, but things like paint touch ups, de-clutter, etc.

    We are doing the same at my parents house since my mom feels it is way too much house for just her since my sister is getting married next month. I was shocked though the realtor told her not to do anything to the house that would cost money because with the market she wouldn't make any of it back.
