I recently moved to Nebraska and I am not that familiar with how the property assessment process works. Has anyone ever been overcharged? I.E. our assessment said we had a finished basement, but we don't. We were assessed based on that non-existent improvement. Just wondering if anyone has experienced anything like this. TIA!

In Lancaster County, once a year there is a short time frame where you can appeal the property assessment.     If you have a recent appraisal that is less than your assessment, I would think that would be a good piece of argument for them.    I'm not familiar with Douglas County.

I work with the Assessor's office at my job, and from what I understand, the appeal is pretty straight forward, and it sounds like you have a good reason to appeal your assessment.

I thought my appraisal was unfair a couple of years ago - I appealed based on the appraisal values of other homes in my subdivision and won.

The accessors office is about three years behind in appeals so get it in fast but dont expect anything to change anytime soon. The county is hurting for money. I got tired of calling on ours and one of our friends even looked into getting legal council and was told there was nothing they could do but wait. Good Luck.
