real estate taxes

I recently moved to Nebraska and I am not that familiar with how the property assessment process works. Has anyone ever been overcharged? I.E. our assessment said we had a finished basement, but we don't. We were assessed based on that non-existent improvement. Just wondering if anyone has experienced anything like this. TIA!

  • In Lancaster County, once a year there is a short time frame where you can appeal the property assessment.     If you have a recent appraisal that is less than your assessment, I would think that would be a good piece of argument for them.    I'm not familiar with Douglas County.  
  • I work with the Assessor's office at my job, and from what I understand, the appeal is pretty straight forward, and it sounds like you have a good reason to appeal your assessment.
  • I thought my appraisal was unfair a couple of years ago - I appealed based on the appraisal values of other homes in my subdivision and won.

  • The accessors office is about three years behind in appeals so get it in fast but dont expect anything to change anytime soon. The county is hurting for money. I got tired of calling on ours and one of our friends even looked into getting legal council and was told there was nothing they could do but wait. Good Luck.
