I saw you respond to a post yesterday about home listings and you said you plan on listing soon. You are in West Orange, right? Have you met with a realtor already? Have they said that they think this spring will be a good selling season?
We are in WO. We've thought off and on about listing but are hesitant since the market still seems pretty bad. Basically we don't want to take a big loss on our house, since unfortunately we bought during the peak.
Also, where are you thinking of moving to? Not like we are moving soon, but DH and I are hard pressed to find a town we'd want to move to since we need something close to NY because of our jobs and don't want crazy taxes (which is unrealistic, I know.)

We're in St Cloud and I feel like stuff is starting to move. That said, we bought in late 2005 and I'm honestly not convinced that we can afford to sell our house. Which is pathetic, because we can afford to BUY but we're going to take a hit on our house, and more than 10% loss, we're just not okay with.
The "where" is up in the air at this point since Rob is interviewing for two jobs right now; one is WAH which will give us a ton of flexibility and the other is based in the city. If the one in the city works out then we're hoping to move to Westfield or Morristown. If it's the one that's WAH we'll likely move further South since I also have a flex work arrangement and only need to be in the office 3 days/week, so I'll suck it up.
At this point, we'll list soon, but if we don't sell by late July/early August we will pull it and then re-list later. I don't want to move RP mid-year at school if I can avoid it.

A few years back when we toyed with the idea of moving we started looking at other towns. We also liked Westfield. We liked Cranford too. I know a few of the main differences we found between those 2 were that Cranford's taxes were lower and the train had a better schedule/shorter commute to NY. We hadn't looked at Morristown though, so maybe we'll add that to our list (I think I'm dreaming though cause at best we probably wouldn't list till 2013.)
I can totally understand the school conundrum also. We have 2 girls. Both in daycare right now but the oldest will be in kindergarten next year, so the timing of moving is crucial.
It really stinks cause everything I read lately is that homes are starting to sell, but that prices aren't rising yet. I can't wait till prices start picking up but I feel like foreclosures are going to weigh on that for a while. What do you think?
One thing that concerns me is that one of my neighbors that's selling has no mortgage. She previously told me that they're okay with a significant loss because they don't owe anything on it, it's pure profit. So what does that mean for me, if we're both listed and she sells her house, which is larger than mine, for less than what I'm okay selling mine for. That's not good for comps. The other neighbor that's selling, our houses are NOTHING alike, it'd be a really poor comp (this I know, because they bought right before we bought and their house was pulled for a comp for our house).
Are foreclosures a big issue in the neighborhood? I didn't think they were?
I love the school. I am totally okay with staying for another year if we have to. You'll love it for kindergarten.
Ugh, yeah the neighbor with no mortgage could definitely be a problem. Cause if they sell on the cheap people will expect to be able to get your house for the same low price. That's what's crappy about this market right now. Everyone's looking for a bargain basement deal.
Oh, I was just talking in general about the real estate market and foreclosures. I know that basically every town has them right now, but have no clue what WO's are like.
I have heard good things about the school, so I'm definitely ok with that too. I just know DH would rather move sooner than later, so I mostly want to get the show on the road for his sake.
