Wednesday night DH and I went to go look at a house that had just come on the market. We really liked it, despite needing some work, and put in an offer. Just found out today that the seller reviewed our offer as well as two others and he chose us! We are now under contract!!!!!! It is a short sale so we still have to wait on the bank to approve the price before we can proceed any farther. Really hoping it doesn't take too long since I have heard some horror stories about having to wait like 6 months! Our realtor said the recent average is about 3 months so we are hoping for around that. After being beaten out by cash offers on the past several house we had made offers on, this is a huge blessing and relief!!!!

I bought short sale last year, we put the contract on in early June, had it approved by the mid July (approx. 45 days), closed by the 20th of August. Sometimes it moves fast it just depends on if/how far in foreclosure process, and the banks processing time. If we didn't close by the 20th of August, the house would be officially in foreclosure and then we wouldn't have been able to buy the house even though we were under contract until the full process was over (2-5 months). The bank was taking a big hit (we paid 1/2 of what the previous owners owed) but they wanted it off their records. It was a small bank, only one lender so that helped it move faster.
