Trouble in Paradise
Dear Community,

Has anyone ever built a house?

We are leaning towards building (maybe). There's some land by my dad that we really like. However, I'm not really sure how this would work. I'm pretty sure that financing land is really hard to do. Anyone have any tips?

  • Just make sure you build a house that would be worth the same amount of money as the surrounding houses. Sometimes we see people (I work for LG) build a new house in an old subdivision that has a higher worth/tax value than the surrounding houses. This makes it very difficult to resell for the price you paid plus land  if you ever want to because of the potentially lower housing prices within the neighborhood.

    Well the land we are looking at is varied. Like my dad's house and a few others are like $650k. Ours will not be worth anything near that lol. But then further down the street, there are houses that are probably $350ish like we are looking.

    We don't plan on selling for a very, very long time (hopefully).

  • My parents did this multiple times (custom builds on their own lots).  Back when XH and I built, we used one of those high-volume builders in suburbia - the purchase worked the same as a normal house.  Doubt I'd do that again even though we had a good experience.  From what I heard and saw, we were very lucky.

    I remember my parents saying that they had to put up a lot of money at the beginning - they paid into a construction account.  I'm not sure if that's still done.  I don't know how they went about the purchase of the land, but I can ask my mom when I talk to her tonight.
