Wanna play guess the estimates?

I'm having a few contractors out to our house next week to bid on a couple projects.  What do you think these projects will cost?  (I know it depends on a lot of factors, just take a guess).

Project #1:  Repairing roof 'flashing' that has torn away, venting the attic, adding insulation to the attic.

Project #2 (the big one): Moving the laundry upstairs (electrical & plumbing), installing a french door to the deck, building a ground-level composite deck (~500 sqft), and tearing down a loading-bearing wall.

Project #3:  Installing 300 ft of split rail estate fencing w/wire mesh (like a horse pen fence w/cross beam) [I already got these estimates, I'll post later].

HCOL area.  Guess.....The.....Estimates!

Okay, I want to see what people guess to see if I'm in the ballpark.  My point of reference are the reviews and costs on Angie's List.

  • Here are my guesses, but I could be way off. We live in a LCOL area and normally DIY....oh, and get most materials at cost because my dad sells building supplies.

     Project 1: Main cost will be the insullation, but I would guess in the $1500 range assuming the area is about 2,000 sq ft.

    Project 2: moving laundry $500, french door $1500 (we paid $1200 when we switched to sliding glass doors), composite deck $5,000 (ours was around $2,000 but 15x20 and we paid $1/board) and $500 for load bearing wall - so $7500 total

    Project 3: $500? I know friend of ours said that was the cheapest option fence so they went with it for their dogs...

    The fence is actually costing $2850.  We got two quotes, the other one was $3400. 

  • No real idea except we spent about $6k on a composite deck with vinyl lattice and railings ad it's only 17x20 an that was just materials. We DIYd the whole thing.

  • HCOL often means in my experience CHEAPER rates to do certain things. I moved from HCOL NJ (20 min outside NYC) to LCOL Iowa. I find that many things are actually more expensive because fewer people and fewer companies performing the service.

    = In labor and materials for running the electric and plumbing - depends a lot on what sources of water you have where you want to move this ... I would guess some where between 3,000 and 5,0000

    = 5,000-10,000 and tearing down a loading-bearing wall = NO IDEA haha didn't know you could do this.

    Our estate fence was 500 ft was about 20K ... so for my LCOL area it would run you about 15K depending on how many doors. However, I cheated and saw your estate - which is unbelievable - I would make sure to gather another estimate or two to make sure that this company isn't leaving anything out and going to nail you for it later. Otherwise, this is another area in which LCOL is HIGHER in price than a HCOL area.

    I didn't think of it that way.  But you're right, some things probably are cheaper in a densely populated city area.  I grew up in South Jersey where every family has a pick up truck and knows a guy in a particular trade.  So we didn't really use contractors very often.  6-pack and handshake was all you needed to get your roof fixed. hehe

    For the loadbearing wall, the contractor will have to install heavy support beams and probably consult a structural engineer. 

    Your fence was $20K huh?  Was it vinyl or PVC?  Ours is treated pine, which is relativley inexpensive.
