New roof?

Our inspector told us we'd likely need a new roof right away.   The one that's there isn't new but isn't old either.  He said replacement is necessary because there was no underlayment under the shingles.  We have painted our ceilings in the entire house.  We've had a couple big rainstorm and no water came in.  I'm wondering if we could take the gamble and wait it out a bit.  Do most people replace roofs just when they are old but show no damage to the interior of the home?

    My home inspector said I needed a new roof, but I could prob get away with a year or two (depending on weather) before it was done. So, that's what I did. Saved and got the new roof about a year ago, I have a basic 3 BD post-war ranch and it was about $6000. I also had insulation put in as well because my house had none.

    Basically, I think it's better to get it done before you have damage.....lessens what needs replacing. My roof had the state's legal limit of 3 layers of shingles. So, all we stripped and in a few places, some of the roofing boards had to be replaced. I had all new venting systems and flashing put in as well. 

     

     

  • NO underlayment?    You NEED a new roof ASAP! I would not wait more than a year.
  • Interior leakage is the last phase.  You will want to replace the roof before that happens.  We are in the process of replacing our roof because we know it is old and it is time.  We don't have any interior leaks or damage and I would never wait until that happens.

  • Part of the problem with a leaking roof is you may not be able to see the first leak.  Basically it could be leaking and causing damage to the structure of the home before visible damage is present within the finished rooms.
