We pulled up the vinyl floor in our eat-in kitchen to discover flooring that was half oak (like the rest of the house), half pine (in what used to be a closed off kitchen) and a few square feet of plywood. So we need that 100 sq. ft of plywood and pine replaced with oak, and why not ask about refinishing the other rooms (living room and bedroom) on the same floor.
First guy estimated $2550 for fixing the eat-in kitchen and tying it into the surrounding rooms. Plus $900 for refinishing the living room and bedroom while his equipment is here. So, total of $3450. That's not far from what I anticipated.
Second guy estimated $775 to fix the eat-in kitchen and $800 to refinish the other rooms. Total $1575.
The first guy has a website with nice pictures of his work so I feel like he'd do a great job. He also probably pays his daughter to answer the phone and schedule appointments so maybe that's some of the cost.
The second guy has no website or answering service, but said he could provide references. There was one bad review of him on yellowpages.com, but our realtor used him for refinishing and his huge old house looks great.
$1575 seems super cheap to me and I'm a little scared of how it might turn out, but that extra $2K could go a long way in our bathroom renovation which is next in line. Guy #3 is coming in a minute so it will be interesting to see what he says.
ETA: And guy #3 said $1100 for the kitchen and $900 for the rest of the downstairs.
Re: Huge discrepancy in floor repair/refinishing estimates??
I think if you take him up on the references (and do a Better Business Bureau search just in case) you could probably go with him.
I'm not sure why the difference. We got one quote for windows that was twice as much as the other. Who knows.
Are you comparing apples to apples? Both doing the same thing , using the same type poly and same number of coats. Any staining involved?
I would pay the extra and go with the guy #1.
If you like #1 better I'd be willing to bet you can get him to come down on his price.
We had flooring and stairs done before we moved in, and I got the guy to come down $1500 off his originally quoted price.
Unless I misunderstood, the first two described identical work. I don't know why the first was so much higher for the kitchen. The third guy mentioned putting a threshold in one doorway instead of weaving in the new oak, so I think that would be cheaper and easier, but not look as good.
