In relation to the PP about REAs and crazy listing descriptions (my fav is "park-like setting")...let's talk about awful home sale photos that have been posted.
I'll start.
The worst picture I've ever seen online of a home was of a master bedroom. The bed was covered with unfolded clothing. There were piles of junk all over the floor and let's not even talk about the horrible colors.
Second worst pic I've seen was of a bathroom...toilet. Yep. Just the toilet. But it was good to know that the toilet had been winterized and looked clean.

Note that the price has been reduced. We asked if we could go see it for a laugh but our agent then would have had to give feedback. My favorite part is the plaid carpet, hands down.
I love "park like setting"! I also like "pride of ownership is evident throughout" and "well maintained".
When we had a refinance appraisal we got the comps back and they had one house priced above ours that was active on the market. I looked at the photos online and threw a fit. Teal, plywood kitchen cabinets that were falling off the walls/ceiling. Orange linoleum.
I actually wanted to file a complaint against the appraiser b/c I could not for the life of me figure out how a house like that was worth more than ours (and no it wasn't bigger, nor did it have a 2nd story like we do).

This is my favorite online photo of any house on the market in our area:
That's right. It's a dated, 70's kitchen. With dated tile countertops and lineoleum (or carpet??). And a wolf range. The same kitchen also had a subzero fridge.
These people spent their money in the WRONG place. Just saying.
