DH and I are building a new house. We are buying new living room furniture for it. Originally we wanted a sectional couch for it but I don't think that will work. The tv will be on a shelf above the fireplace in the corner which really limits what we can do. A sectional would have to go on the back wall and the wall that has the fireplace. I feel like it would be awkward to have half the couch on the same wall as the tv like that. The wall with the stairs is too short for a sectional.
With the below layout what would you do? A couch and loveseat? A couch w/ a chaise and a chair? Other suggestions?
ETA - Living room might be the wrong word for this it will be the den/ family room. It will be the main room for hanging out and tv watching.

I would probably have the TV on the west wall and not above fireplace - but that is just because after living in a rental house for the past 1.5 years with a tv over fireplace I developed neck issues - related to the strain of looking up.
And the have the sectional free floated opposite of it.
Not sure if that is a desire or option for you - otherwise I guess fit what can on that south wall?
How the fireplace is the tv wouldn't be super high (although higher than eye level). It's built with the idea of putting a tv on the shelf above the fireplace with the hook ups there for it. Our house was being built for inventory and the fireplace had already been done before we bought it. We are going to the house on Saturday to take a lot more measurements and to place some tape on the floor where we think we might want furniture.
I'll also look at the option of putting the tv on the other wall. The wall with the stairs is only 50 some inches though so something big wouldn't fit there.
It we decide to forget the sectional and keep the tv at the fireplace what do you guys think of a couch with chaise on the south wall and then a chair someone else? Or maybe a regular sofa and then a loveseat? All we have looked at so far are sectionals so we might just need to start over.
Furniture shouldn't be shoved up against walls, so the stair wall being "too short" isn't a factor. Float it in the middle of the room instead. So with that:
- Put the tv on the short wall next to the fireplace and the number 19. Just because your builder plans to put the jack above the fireplace doesn't mean you can't tell him to put it somewhere else.
- Pull the sectional out into the middle of the room and put it on the 2 walls with the imaginary staircase. One "leg" of the sofa will face the tv/fireplace wall and the other will face the window. Put a console table behind the sofa where it backs up to the breakfast nook - do lamps, accessories, etc on it. Hang large art on the wall opposite the windows/behind the sofa.
- Put a chair or two with a side table on the wall with the windows.

Those are some good ideas, thanks. The tv hook ups are already done and the dry wall is going up so they can't be changed unfortunately but we could make it work ourselves afterwards. We needed the house to be ready sooner so we went with the this one being built for inventory and had to sacrifice some on the earlier decisions.
