Scariest words you can hear AFTER you buy the house?


"Did your inspector say anything about this ________?" (While pointing at something the inspector didn't comment on). 

We're having recessed lighting installed in a couple of areas and the electrician says that our 200 amp panel has 32 circuits when it should only have 22 (cost to fix is $1,200 and needs to be done in the next couple of years). Le sigh.

    That should have been noticed by the inspector, but I do not think there is anything you can do about it now.

  • Yeah, I'm pretty sure we just have to deal with it. I'm still going to call the inspection company and see if they'll do anything (like refund the inspection cost), but I'm not hopeful.

    This is why we're supposed to make sure we still have savings after we buy the house. 

  • Ouch. FIL is a commercial electrician and he just gave us dirty looks after we bought our home. The inspector told us minor wiring things but apparently, we need an entirely new fusebox and the fuses are overloaded.

  • Uggg that sucks!

    Our main drain backed up into our basement first weekend in the house!  Thankfully only $150 to fix but it was scary.

    $1200 and two days later we had a shiny new fridge.

    Sixth Anniversary

    "Wheres the hot water."

    We bought a brand new house and the hot water tank was shot the weekend we moved in. I called the builder and he replaced the next day- wasnt too bad.

  • Inspector:  Roof looks good, maybe have a roofer come out and glue down the shingles a bit.  Add a little insulation to the attic too.  Cost estimate: $1500.

    Roofers:  You have 2 layers of roofing w/nail pops and rotting plywood on the edges - new roof needed.  You need insulation and ventilation.  Actual Cost $15,500.

    Fortunately, we bought the house under market and 'as is' - so we were expecting some issues.

    This (limit of 22 circuits on a 200 amp panel) doesn't sound right to me. I would contact another electrician for 2nd opinion or call your code enforcement.
