What step of the process are you currently in?

 Right now we're in UW (under-writer) stage.

 

Our CD is supposedly set for the 22nd. 

 21 days till we move in.

Let's have a little support group so we can pass the time until D-day.

Re: Who else is waiting for their closing date to arrive?

  • Meeeeeee!!! We are "on or before May 31." Currently have approval from underwriting, PENDING the VA appraisal, which should happen in the next week & a half. That seems like a giant hurdle right now... (no reason in particular, the house seems like it should appraise...but I have irrational fears in my head...)
  • We are - but on the selling end! We are set to close Tuesday and I'm still scared something will happen and the buyers won't come through. If we close we will be anxiously waiting to close on the buyers side for our new build which will be done in August. I'm a mess and will be devastated if something falls through last minute.

  • We are.  We're supposed to close June 4th.  I believe the loan is in underwriting now and the appraisal is already done.  So I'm thinking we must be pretty close. Smile
  • <raises hand> for both buying and selling. Our current date is on or before June 6 but we are working on getting that moved up if possible. Waiting on our buyer because we have more flexibility than they do at this point I think. Just working on repairs they requested, along with finding movers and that sort of thing while we wait. Only think making me nervous is the borough's new requirement for a dye test to determine if our rain water from the gutters is going into the sewer- if so we have to have that modified so it goes into the storm water system. And our lateral sewer line (what connects the house to the street) also needs looked at as well to assure there are not any cracks.
  • Me!  We're supposed to close May 11.  But then the sellers asked for a month rented back, so it will not be terribly exciting.  We'll get the keys June 15th and start the work we're going to do.  So we really will be moving in more like beginning of July.
  • Me! We're set to close on or before June 15th. We're going into the house this weekend to fix some problems that showed up in the inspection before the FHA appraiser goes through next week. We're in the underwriting stage, and hopefully if all goes well, we'll be able to close sooner than June 15th, since our sellers have already moved out and want to move this process along as quickly as possible.

  • ME!  We have our mortgage approval AND are clear to close.  Now we just have to wait for May 16th to come around.  We went to Lowe's last night and picked out paint swatches.  Having our final walk-through today.  I'm SO ready!

  • Smuck, that's good that you're approved by under-writer. It's odd you had to perform the appraisal after the fact. Where we live, the under-writer is the last step. I think and hope. Our appraisal went well, and our inspection was impeccable.  Good luck!

    cg-pm52111, you and I are in similar process stage. I don't know what to expect from the under-writer, we feel like we're at the ready. Our papers were submitted on the first of May. 

     Amanlewis, I hope the rain water test come back in your favor. That has to be nerve-wracking, but it seems like it's all fixable items, just a pita to deal with as far as stressed is concerned.

    The sellers fixed 11 things for us. The only thing we have to fix is the basement walls have some mold on them because their dehumidifier quit working a few months ago. The husband has severe mold allergies, so they asked us to take care of that part. It has to be taken care of before appraisal because FHA won't pass it. My uncle is a mold remediator, so he's coming up to help us with it.

  • I am waiting.  I was supposed to close on Monday but I didn't have approval back from a state program that I am using.  We moved the closing to Friday and now I am still waiting for the clear to close.  I hope it happens tomorrow!

  • Our close date is June 8th and I have no idea what step we are in right now.  We have handed in all the asked for paperwork (though after seeing posts on here, I thought we'd be giving them a lot more paperwork than we did) and I know the appraisal is ordered.  Things better be on track though because we started the mortgage process in the beginning of April, so the bank should have more than enough time to get it all together.  It's rather nerve racking not knowing what's going on but I can't wait for June 8th to get here!

Our appraisal has been ordered and we've been in touch with our insurance company. I haven't heard anything recently out of our bank so I assume all is well.
  • soon..! Larissa be prepared they ay ask for more docs and paperwork. Are you doing FHA? perhaps it's not as much paperwork than you think?

    It is very exciting! It's been a lot of fun to watch the house go from a slab of concrete to having walls and roof. I know once they really start working on the inside it will feel more and more like a home.

    Both. Some of the homes are built and lived in and others are in stages of construction like ours. One of my coworkers lives at the end of the street and we met our soon to be next door neighbor a few weeks ago. Her house completed and closed maybe 3 weeks ago. The house on the other side of ours should be getting a roof today or tomorrow. Sadly, we haven't meet any of those neighbors but meet others from other areas of the subdivision. It seems like a very nice area. Lots of people out walking with dogs and kids. They often come up and say are you the new owners, congrats and such. It's been very welcoming!

    Good post/idea! I'm sure there are a bunch of us set to close around the same time. :)

    We are tentatively set for 5/23, barring any issues with our buyer's loan app (which is still being worked on right now and they are at a standstill... Besides the fact that our buyers dont speak english at all, the bank is having an issue with their down payment fund sources.)

    On our end, we are having a radon system installed in our current house tomorrow, I just paid our homeowners premium today, and our loan app is going through underwriting as we speak (they haven't asked for any more docs yet).  Our sellers are going to have a radon system installed soon as well.

    Otherwise there is alot of packing and decluttering going on at home, tons of stuff up on ebay and CL right now, already 2 dropoffs have been done to the donation place, and our pool table is being packed up and delivered to it's new owner on Saturday.

    Originally, we didn't think we could afford to build.  But, we had a friend who built last summer (in a different development) and she suggested we look into it.  We did and found that we could build a brand new house for the same price, and in some cases even cheaper, than we could get a home even just 4-5 years old.  So we jumped at the chance.

  • We are! After our short sale officially died a quiet death on Tuesday, we are already under contract on another house. And, after 3 other failed contracts, we finally have a good feeling that this is "the one.  Everything is just falling into place. We are set to close on June 8th,and are choosing our lender and locking in our rate today. I'll also be caling our insurance agent for a home owners policy quote today, just to get a sense of where that will fall in the budget. And all of our inspections are set up for next Thursday. We are so excited (and scared, definitely a little scared. LOL)!
  • Our mortgage was approved by the underwriters and we just have to give them a few pieces of documentation prior to closing.  Our "on-or-about" date is May 15th...so right now we're in the waiting game with scheduling.................dying to know!

    Same here! I never thought we could afford something new, let alone something we could pick all the finishes on. We are getting a new house for the same price as many of the other existing homes in the area. The best part for us was that everything would be new and just like we liked it. We looked at some many houses that needed work we just were willing to do. 

    When we first looked at one of the new build homes we looked at one that was mostly finished and I thought we could buy it but when we saw the other floor plans we liked another one so much more. So we really did build from the ground up.
