Lurker here that would like to custom build one day... and would love some input from the forum.

I love so many things about this house... that I found on an exterior blog.. I love the cedar shake shingle, the porch, the stone accents..

But there's a problem with this house..mainly the size.  It's huge and building a house this big is not realistic.  My idea is to build it so that the right side of the home that is larger and jutts out in the picture is replaced with an exact match of the left side and to build a wrap around porch that continues around the house and possibly scale down the entire house so it's no more than 3400 square feet. Does that make sense? So it would be a symmetrical exterior.

Please ignore the crappy job I did trying to show you what I mean..

So my questions for you are.

1. what do you think of the style of this house and do you think building it with the changes I made would look good or be a fail?  Does my edited version look "mcmansion" to you?

2. if you custom built or know anything about custom building, how much did you spend per square foot (don't include lot since it varies across country)?

3. If you had to guess square footage of this house in the pic I edited down to my idea, what would your best guess be?

  • I like the style. The edited down version is a little too symmetrical for me. If you take your inspiration to an architect or builder, they can help you to design something in your desired square footage that looks similar. Custom building costs are all over the map, depending on where you love and what finishes you want. Here, $100/sq ft will get you a very basic new construction (laminate counters, basic counters, not a lot of stone, vinyl siding). What you posted would probably cost more like $150 - $175 sq ft, minimum. I know from what I've seen on other forums, there are a lot of people spending $250 - $300 and up. (also, remember that it's very easy to come in over budget.)

    Holy crap!  I guess we are never building, then, bc if I was going to bother to build, I would want to go high-end finishes (although much smaller sq footage).

    I do like the style a lot, but agree it is a little too symmetrical.  easy enough to change one side around a bit though.  sq footage, I have no idea.  My personal dream house would be 2 baths, 4 bedrooms (with one of the bedrooms that could be an office or library) and about 2000 sq ft + a basement.

    Well, that's for where I live, although I'm guessing our col are fairly similar.. One of my friends just finished building, was her own gc, did quite a bit of work themselves, and I think they're still coming in around $130 - $140 sq ft.

  • 1. I like the style of house in that setting. If it was a more urban or suburban setting I think it could look McMansionish.

    2. We didn't build from scratch, but we did take the house down to almost the foundation and start from scratch. We didn't go super high end finishes, but we tried to do things very "green" which often costs a bit more. Our square footage costs were close to $200.

    3.  It's hard to say without knowing how deep the house goes back, but my guess would be the floor plan is around 1500-1800 square foot, so a total of 3000-3600sf.

  • I would guess the square footage is more than what everyone else is saying, my house is 3500 square feet and is not that big from the outside.

  • 1. I like the style of house but if you are building in a city then you'll need to see how it fits in neighborhood and building covenant requirements. 

     2. Building cost also vary by location due to cost of materials shipped and cost of labor based on demand vs skilled supply. My home custom built in Iowa without land would have cost twice if built where I moved from in NJ - 20 min outside NYC. The land being a whole other ball game too. Finished we are 135/sq ft which includes mostly medium to medium-high finishes with a superior builder (actually got a bump on our appraisal because of this builders superior quality). 

    3. The first picture - basing it off my house with no idea how deep it is - I would say it is 5000-6000 sq ft of total finished and unfinished space.  Second picture would guess 3700-4300

  • I love it! It is gorgeous. It looks a little bigger than the house we are building which is 4000 sq ft (the basement is an additional 2000 sq ft that will be unfinished for now). We are paying $90/sq ft not including the basement sq ft or lot price and that includes pretty high end finishes. But we live in Indiana where housing is very cheap.
  • 1. This house is exactly my style. Love it! I'm not getting how you would change it though.

     

    2. We are custom building right now, and it's around $135 a sq. foot, but that varies depending what you put in it (we are doing granite, more high end stuff) but we are also in KS which is a big difference too.

    This.  We looked at home in the low 3000's and this home has to be well over 4,000 sq ft.  It's pretty huge.

    Also I believe costs around here to expand are about $100-$125 per square foot if you're building on a slab.  If you dig out a full basement (even if unfinished), your cost will go dramatically up.  I seem to remember when we were looking at building a modular (which tend to be a bit cheaper than stick builds), we were looking at $125 per square foot but that did NOT include a foundation.

    It gets expensive fast, at least around here!

Just like lot sizes, building cost varies dramatically across the country. We just built and I paid $270,000 for a home that has pretty basic finishings.  No granite. And the blueprints were a home that he has built several times before so there was no cost for him to draw them up or get them approved with the county. Our cost break down was $100,000 for the land (2 acres) and $170,000 for the house. That works out to $68/sq ft. (2500 sq ft). That house in our area would easily be $250/ sq ft. 

    3. If you had to guess square footage of this house in the pic I edited down to my idea, what would your best guess be?

    4,000 to 4500

    I prefer your version because I'm tend to gravitate towards things that are symmetrical.  I don't think it looks McMansion at all.

    I don't know much about custom building, but a friend of mine who owns a building supplies company says that $100/s.f is what you would expect as an "average" custom build with builder grade finishes...going upwards of $200 s.f for upper end finishes.

    My guess is anywhere from 3600-4000 s.f.
