s/o selling house: Do you need to patch nail holes?

We already sold our house and close on the 24th, we took down all of our pictures and art off the walls....do we fill the nail holes in?

    So you are presently still in the house and the sellers are getting it on the 24th? Then yes, I would do the polite thing  and fill the holes.

  • We were only asked to patch where our elfa system was up. With left the holes with hangers still in the other spots. That being said we only had 4 items in our home hanging. 
  • Our sellers did not patch the holes or remove many of the nails.

    I was told that we didn't have to.

    But, I do plan on patching anything really huge, and cleaning the walls a little bit (we have oil heat and I burn a lot of candles so I know there is soot on the walls) as a courtesy.

  • We patched all holes in our walls when we moved out so there were no nails, screws, or anything in any walls and all the paint had been touched up.  Our sellers didn't even clean plus they left all the nails in the walls along with drywall anchors and screws hanging out.  Fun times.  I wouldn't worry about just regular nail holes (as long as you don't have a ton or large ones) but I would definitely patch any large holes and wouldn't leave screws or nails in the walls.

  • Only if you plan on touching up paint too.  As a new buyer - I'd rather not have patches/fill all over the place which is way more obvious than a nail hole when I'm moving in. I'd rather do the small task myself so that I could repaint as my schedule allowed, not make it mandatory to have to paint asap before I moved in because there are patches/white fill everywhere. 
  • If I were touching up the paint, yes. However, I wouldn't worry about it otherwise. Especially since they could come in and repaint again anyways. (I repainted every wall in our current house and I imagine I'll do the same in the next lol.)

  • I probably wouldn't bother.  Our sellers didn't.  Because once you patch the holes... are you going to paint over the patches?  And will it look even?  No?  Then it's not worth it, and won't look any better for your efforts.

  • No. A broom clean out is all that you need to do. When people patch nail holes - unless you plan to paint - it leaves the wall looking terrible. 

     

    I leave nails in holes and allow the new owners the decision of whether the existing nail works for their hangings.

    This is what our sellers did too.

  • Not unless you're repainting. A nail hole is much less obtrusive than spackle. And they'll probably hang stuff in the same places you did.

    Our sellers didn't and we didn't really care.  We figured they also scuffed up the walls on their way out so we needed to spackle and repaint anyway.

    On the other hand, we did a very thorough job of spackling up our rental!
