Need ideas for using formal dining as a second living area instead!

I am building a new house that has a formal dining room right right as you walk in the front door, and then as you walk further in you enter the smallish living room and the kitchen/breakfast area. I like to have company over quite a bit and was thinking of using the dining room instead as a second living area, but have no idea how to lay out the space, what furniture to use, etc. Any ideas (or photos of your existing space) would be greatly appreciated!

    I imagine because she's building in a neighborhood where the builder doesn't allow significant modifications or changes on this level aren't within her budget.

    OP, just set it up as a living room like you would for any other space.  There's nothing about 4 walls that declare "this must be a dining room."  Don't let the builder put in a typical DR chandelier (or if he does, change it out).   Do you have any inspiration pics already?  Just let them be your guide.  Go to houzz.com if you need inspiration.

    But since you say you have company often, are you sure you won't miss the DR?  It needn't be formal - it can be a great serving space.

  • How does the builder have it staged in the model for this floor plan? Look and copy the layout or at least use it for ideas.

    We built in 2008 and we drove an hour to visit the exact model of our house since the model in the neighborhood wasn't what we were building.
