Waiting for closing

I know I'm a new poster here. Hi! I did a google search for a place talking about buying and selling houses because I have a signed contract and want a place to chat and get ideas while I wait for closing! And I found this place. I was on the knot WAY back when I was getting married in 2004 but I dont remember if I chatted much then or not.

We are purchasing a house in the greater Austin area.  We have been renters for the last 6 years -- both in the Bellevue, WA area and here. Waiting until we were ready to settle down.  Our oldest son is entering Kindergarten in the fall and we wanted better schools, plus not to be moving every year. So it was time to settle down.  We plan on this being our "Next 10-15 years home"

 We found a great home, ~1550 sq ft in a great neighborhood. It was built in the late 1990s and has its original owner still! However, it has had renters for the past 3 years and the home shows the wear (I think this is part of why we were the only offer. Well-priced homes that are not foreclosures or short sales around here are selling pretty quickly!).  The owner is overseas so has given concessions on closing costs to make these maintenance changes after closing.

We have the renters being out BEFORE closing (5 days before) in our contract. And if nothing goes wrong, we close on June 28.  Our own lease ends on July 31st and we expect to use the intervening time to make fixes to the house to correct these issues as well as to move in. This includes things like replacing appliances (gas leak in the existing range), flooring (carpet has tears and massive staining), adding a house-wide water softener and replacing the sliding glass door (for french doors/patio door).  As well as replacing window trim that has wood rot and a few other similar tasks. Anyone else having to make changes like this on move in?

The bones of the house are good. HVAC  had a recent cleaning and service to make sure it was in tip-top shape despite filters, etc not being changed as they needed to be. Roof is great. No termite damage. No foundation damage evident.

Any ideas on places to go for the things we need to do to keep the house in great condition once we've got it there? The last time I owned property it was a condo and the maintenance is a lot different on a house I know.

  • I just wanted to stop by and say congratulations on your new home!  We are over in San Antonio, so not too far from you.  We are waiting to close too....  patience and good vibes for us all.

    I found this check list by googling home maintenance checklist...I am sure the are more things out there that would be helpful.  I keep a list of things to do in an excel sheet with a list of when they were last done.  This was great to have for the buyers when we sold our last home in Southeast Texas.

  • Congratulations! It sounds like you found a diamond that needs polishing, which is lucky because I don't think everyone can see potential in houses.  

    Good luck waiting for closing! We just had ours today, but we don't move in for a few months so we're also in a holding pattern.
