Im looking for some advice on how to handle my realtor. Im really not happy with what shes done so far. We had four showings in the first two weeks the house was on the market with all good feedback on the house but small yard (which we obviously cant change). Weve had 0 showings in the past 3 weeks. We have to move in 8 weeks to another state and must sell this house. All shes done is listed the house. Its been shown by other realtors each time and I feel like shes never dealt with anyone whos been in such a crunch. Every time I try and address something with her she tells me not to worry yet weve had no open houses, no brokers open houses, its not in the paper every week, and she has yet to personally show it once. Im so stressed out. Im looking to maybe change to another realtor within the same company who sold a comp down the street earlier this year. How do I go about that?

Unfortunately, houses are taking a long time to sell in this economy. The market is flooded with inventory and buyers have primo picks pretty much everywhere.
Yes, you could switch REAs and ask,"How many houses have you sold in the past year?"
It sounds from your post that the house has been listed for seven weeks so far and you move in eight. So it will be on the market a total of fifteen weeks by the time you need to move. In the grand scheme of the market, fifteen weeks just isn't a long time in most places.
How are you priced in relation to the comps? You might need to lower your price if you are truly motivated to sell.
Unfortunately, thats all the time the military gave us. We are priced at fair market value and will already be losing a chunk of our equity. We called tonight to talk about lowering price but she more to wanted to know where we were at vs. giving us any guidance. Were priced fairly now so I dont know how much to lower and Im more concerned with the marketing of the property at this point.
We had to switch REAs mid-sell too. We called several local offices and asked for the names and numbers of the top three sellers. Once we had that info, we called each one and interviewed via phone all of them (maybe 9). We did an in-person interview with two and selected our new agent from there. The best question we have learned to ask is, "How many sales have you had in the past year." The answers can be very revealing.
Most REAs are nice, so friendliness was never a part of our criteria. It sounds cheezy, but we liked our agent that we switched to because she always wore a phone ear piece. She worked from home on her laptop and was accessible all the time, weekends, nights, and even holidays. The ear piece told us she was obsessive with communication.
We also sold our home at a loss ($25k). By chance, is your dud REA someone you got in the USAA Movers Advantage Program?
