Bathroom Redo

So, our master bathroom had a leak and basically needs to be completely redone.  I was thinking of putting in a big shower instead of replacing the tub/shower that is in there.  DH is afraid taking out the tub will lower our resale value.  We still have a hall bath with a tub upstairs and a 1/2 bath downstairs.  What do you think?  Full shower or stick with the tub/shower combo?  TIA

  • Good concern. I would judge according how long are you planning to live in this house? decreased value can be a concern but living comfortable is just as important! If your planning still to live there a while I wouldn't keep the decreased issue so important because you might find that a new rebuild shower is just what the new buyer is looking for.
  • Until soaking/whirlpool tubs became the standard for MBR baths, most ensuite MBR baths had a nice stall shower. How much it impacts your resale value would be related to the typical arrangement in other homes in your community.

    I asked the same about my house, which was built in 1986 just before the soaking tubs became common/standard. I was told that a standard tub would be less appealing than a higher end shower set up.

  • We built our house 4 years ago and put in a giant 2 person tub, it is beautiful and a huge waste of space. We are starting the process of a bathroom reno to REMOVE the tube and make a huge shower. Every contractor I have had out here has told me that this is the #1 bath project they are doing. We have 3 other tubs in the house, if we need to take a bath. As for resale value, we could care less what the next owners want, we live here NOW.
