Dream with me

We placed a bid on a HUD home and are waiting to hear back.  Here is the listing.  It is going to be investment property if we get it.  What would you do to it?  Paint color suggestions?  Flooring?  Aesthetics of the exterior?  Windows?

  • The exterior looks amazing!!! The interior would need some TLC. I would focus on the kitchen and maybe install a new light in the green carpet room (even though it looks like very sunny room. The floor in the kitchen is a bit old as well but this can run in with more heavy investing. It all depends how much of a good price you will get the house so you can play with your budget.
  • A good rule of thumb is never show the house to some one empty or as is. Electric should be working, even open the water (if possible), a nice picture hanging or some thing that will inject the renter to want this house.

    This is what I would do

    laminate wood flooring in living, dining, family rooms, den and hallways

    neutral carpet in bedrooms

    butter yellow and cream walls with white trim throughout

    paint kitchen cabinets white

    neutral ceramic tile floors (on diagonal) in kitchen and baths

    new kitchen appliances in white (if needed)

    new kitchen laminate counters (if needed)

    replace patio sliding door with french doors

    paint the dark wood in den

    crown modeling everywhere (such an inexpensive upgrade and pretty easy DIY that really packs a punch!)
