My Agent is starting to tick me off

There have been a series of events that are starting to make me wish we would have gone with a different BA.

First, when H or I send her an email, we always copy it to the other spouse.  We have asked her to reply all, because my H and I aren't joined at the hip - actually, all we get together each day is about three hours. She *never* replies to the group, she just either replies to H, or calls him, even when I am the one who asked the question. Basically, she refuses to communicate with me, and will only communicate with H.

Second, she doesn't follow through. We made an offer on a house yesterday, and I asked her to email me a copy of the MLS listing, and a list of the repairs that we had requested from the seller (there were some holes in the wall, etc...). She said that she would email those by 9:00 last night. At 11, she finally emailed H (not me) the MLS listing, but we still don't have a list of the repairs we have requested (which she could have emailed to H, and he just hasn't forwarded the email yet).

Third, she withholds information. The house we made an offer on yesterday was a foreclosure, but she didn't tell us that, nor did she tell us that "highest and best" were going to be due on Saturday.  The offer we made was not out highest and best because we didn't know we were dealing with a bank, and thought we would have room to negotiate.

I am very tired of this, and am beginning to be sorry that we signed an exclusivity contract with her through the end of the year. 

 Is there a place on the TN where I can review BA's? The thing that gets me is that she got glowing recommendations from the friend that gave me her number, and she TEACHES real estate. I hope she doesn't teach like this.

First off fire that person immediately!  I fired our first agent after meeting with a second one.  My wife and I are buying our first home and Carrie was our first agent in Austin tx.  This women was a complete joke to the process.  She told in private when we were looking into new homes and getting one built that she could get us $10,000 off upgrades.  When we asked about later the next day she told us both that "that would never happen and I can't do that"  we were both pissed off about it so much that I found another agent through a friend of mine.  Richt took over for us on the house hunting.  Completely different company too!  I recommend that as well.  

 

Some girls dream of their wedding days, my wife didn't.  Instead she's had the dream of her own dream house!  So she does all the MLS listing searches, and would tell Carrie we'd like to look at certain homes.  Every house we looked at Carrie would say, "oh this is a great home" or "wow guys this is bargin"  Not once did this idiot agent tell us, "that foundation is going to need work, the roof is in bad shape....etc"  Working with Ritch taught me and her a lot about what we wanted in a home.  I do all the cooking for us so when my wife asked what I wanted in a home I said, "I want a big kitchen, and an open loft"  The rest is her dream and I have no problem with that.  So with Ritch we looked at almost 40 houses before making an offer on two homes. (one didn't work out) Every home we walked into Ritch would mention the negatives like, "this backyard is very small and could pose a problem reselling which would explain why it's been on the market for 30 days"  Homes in Austin have an average time of about 5 days on the market right now if they are in good condition.  That's not an exaggeration.  Richt calls me first and asks if I can conference in my wife on the call do we all here the same thing together.  He responds to us both via email.  And when we found the final home to put an offer on he announced at the viewing he absolutely loves the home and the area.  I have nothing to complain about our agent at the moment.  So I can tell you from my own first time experience, not all agents are idiots self serving morons.  If you don't get what you want like, CC emails, Conference calls, clear responses, and explanations of processes.  Fire them and feel no remorse.

Typically,if you go to her or her manager at her sales office and explain the situation, you can get out of the contract. If you just aren't happy, it will require some work and pushing on your end. In the future, know that all things are negotiable. At the max, sign up for a 6 month contract, try for a three month one.
