remodeling the whole kitchen
HI all,
My husband and I are remodeling our kitchen. Like demo'ing the whole darn thing kind of remodel. Has anyone else remodeled their whole kitchen and what is a good price for custom cabinets, tile flooring, and granite counter-tops? Our kitchen is about 16ft by 10ft, and we were quoted about 11,000 for doing it all, well not the plastering and texturing the walls, which would be separate. Does this sound like a decent price? Its just really hard to say yes because it is so much to lay out..It seems kinda high to me, but I really dont know anything about remodeling. Any advice would be much appreciated.
Re: remodeling the whole kitchen
I would recommend getting mulitple quotes, but 11,000 does not sound high, especially if cabinets, flooring and granite are included... In fact, I think it sounds like a good quote for amount of work being done.
Yeah, $11k sounds ridiculously low. Sounds like the price of maybe the materials you just described, not including labor.
We have not remodeled our kitchen yet, but plan to soon and have tons of research. Our kitchen is approximately 16' x 13' and will be a total gut job. We plan on using decent hardwood cabinets, but nothing high-end or custom. We hate granite, but will likely use something similar in cost. We expect to spend a minimum of $30k, and we will consider ourselves very lucky if we get away with that - $40k is more likely. But, our kitchen also needs new wallboard and a little bit of electrical done, etc. We will reuse most of our appliances.
Also, we are in a HCOL area... not sure where you are, though I imagine price wouldn't vary that much regionally.
Good luck!
11k sounds really low if you are going for custom cabinets and paying for labor. We did ours for about this, ourselves. Ikea cabinets, and did our countertops ourselves. I wouldn't trust that quote to be honest. Custom cabinets themselves are going to be in the 3-11k range for that sized kitchen.
Roughly we spent:
3k Ikea cabinets
1k drywall, backerboard board (for the tile floors), nails, wood etc.
$1500 move plumbing vent pipe, move hvac pipe, move gas
1k - materials such as floor tile, grout, electrical wiring, outlet switches,
1k - sink (overstock $200), faucet, cabinet hardware, backsplash tile
1k - Used, but nearly new stove on craigslist
$500 - Dishwasher
1k - ~30 hours of electric work that we paid someone to do. The electrician charged us $30 an hour.. we knew him and have used him before. Typically if he were to bill out under a contractor he'd be $50 an hour.
1k - lighting
This is with my DH doing all the demo himself, putting up the cabinets, drywall, tile, and hanging the lights after the electrician did all box work.
It really depends on what you are doing (tearing down to the studs, moving around plumbing electrical, adding windows, etc etc), what kind of finishes you want, if that includes appliances, etc etc.
Our reno went down to the studs. We added gas for our stove top, moved our stove top so we had to cut a new hole through our roof for the vent, we took out a window but added two others elsewhere, moved the sink from an exterior wall to the center of the room which required a portion of the foundation to be blown out and reconcreted, we tore out a load bearing wall - just the labor for that stuff was $20k including the installation of the cabinets and 12 canned lights. What you plan to "do" makes a huge difference in cost.
If you just plan to tear out what you have and put in new cabinets, flooring, and countertops, but leave everything the same - plumbing, electrical, no new dry wall, etc - I think $11k is reasonable depending on your finishes.
Just a word of advice on cabinetry - in most cases, you will save a bundle if you have a local person make them for you. To get the cabinets I wanted, it was nearly $20k if we went to Lowes and purchased Kraft Maid. We had a guy that lives, literally down the street from us, make them for $8k and they have all the bells and whistles a girl could ask for.
Good luck - kitchen renos are lots of fun!
We are in the midst of the total remodel right now (see link below for photos). We knocked down the wall between the old kitchen and dining room to create an open concept space.
We went to Home Depot and got a quote for Thomasville Cabinets (solid wood drawers, door fronts and drawer fronts) ($8,000 after discounts)
