WWYD: Same listing agent on the same street?

So our house has been on the market for 2 weeks.  I hope you can follow what predictament we are in currently.

Our RE has two listings currently.  Listing A - Our TH (not a traditional townhouse), Listing B - SF in the same school district.

We had an open house this past Sunday.  3 groups came through.  Feedback from one of the groups is that they would love to buy our house but they would never qualify for what we are asking.

Now we come to yesterday.  We finally got our stake in the yard sign so I let our RE know it arrived.  So here we are, cleaning up from dinner and notice that the temp sign is now across the street leaned up against our neighbors trash cans.  So I call the RE to tell her what is going on.  She proceeds to tell me that she is across the street talking to our neighbors and that she will stop over in a few.

She stops over and tells us that our neighbors, who have only been in their TH since January (purchased at <150,000), are lookig to sel their townhouse and buy her other listing.  I then proceed to say (kidding around).. "Oh yeah we thought they wanted to buy our house.." She then proceeds to say that they would love to buy our house if they could afford it.

So after the conversation, we now think that the one couple that came through on our house was our neighbors and after talking with them she mentioned her other listing (which is listing at <50,000 then ours) and they are putting a continigent offer on the other listing based on selling their house.

Now we are concerned that she is going to benefit more from the sale of their house because she will then sell listing B in turn. 

My husband is beyond furious about this.  I am annoyed and hurt some but I realize that selling home  etc. is how our RE makes a living so I can not slight her for taking them on as clients and listing their house.  I just want to make sure she still working for us.  So far in the 2 weeks of listing we have had 4 showings and 3 groups through at the open house.  I know we should talk with her first but how would you feel?  What would you do?

I think I will mention to her how I feel and make her know that if we feel in the slightest that she isn't working for us, I would not hesitate to ask for another agent or even go as far as taking our house off the market.  We aren't in a serious rush to move.. we don't already have our next home.

    I think you are overreacting.  Your neighbors across the street can't afford your TH, so your realtor MAY (you really have no proof) have told them about a property in their price range.  Nothing shady about that. They weren't serious buyers for your property - just neighbors checking it out.  It seems like your TH is priced higher than the SFH and higher than this neighbor TH so your pool of potential buyers will be different than her other properties

     A lot of realtors ave areas or neighborhoods where they specialize so having multiple listings in the same area isn't uncommon.

  • Honey, you have your nose out of joint over nothing.  You are only ONE of her clients.  Each client should get a reasonable amount of her time and so far, she seems to have done fine.

    Are you sure you have your home priced for the market? Did she pull recent comps or did you say you need a certain amount as a selling price?  Often people do not want to hear that they are over priced or that they have competition that is lower than they are currently priced.

    She pulled comps and gave us a range as to what she would list it as, which we picked in the middle of the range. 

    I understand that she will have other clients, I think we were just taken aback and blindsided some.. My husband was harping on it all last night and this am, while I was initially thinking it was no big deal, etc. but his harping rubbed off some on me.

    I don't see what there is to be upset about.  Is your husband upset that your neighboors are selling their home for 50,000 less than your listing, or that they hired your agent?  If your neighboors loved your home, but they can't afford it, surely the real estate agent would tell them about a property that she has a listing for that is more in their price range.  I wouldn't hold any ill feelings over that.

    OP has a TH. These neighbors have a TH. OP is using REA XYZ. Neighbors using REA XYZ.

    Regardless of which REA the neighbors use, the OP's home will be in direct competition and comparison with this new TH listing of her neighbors'. This is tough, but there is no avoiding it. That would irk me, but being irked is a moot point. These peple can sell their home if they want to.

    I do disagree with PPs. How can the OP's REA maintain objectivity in selling her home when she also has a similar, maybe even exact, listing a few doors away? I don't think she can.

    Whatever she does to one listing, she has to do to another, pretty much. I do see this as a conflict of interest and I would go to her and explain my concern.

    Also, OP now that you have direct competition on your street you need to get your home super clean, staged, perfect, do some extra projects to replace things, swap out older fixtures. And, snoop online at your neighbor's house. A few hundred or even thousand bucks can work wonders in getting a home sold.

     

  • Sorry but you are really overreacting and I wouldn't even consider talking to the REA about it.  They wouldn't have bought your place regardless b/c of the price.  If it wasn't your agent doing this, another would have and their house would be up for sale anyway.  She didn't do anything unethical.

  • we are a little annoyed/angry at our realtor too.. for almost the same exact reason. before our house was put up for sale, our realtor sold a townhouse 3 doors down from us. He keeps comparing our townhouse with that one (it had granite countertops and (shitty) hardwood floors throughout the house) He sold it in 3 days versus ours has been up for 1 month now. He told us to goto one of his houses openings on Sunday... and we fell in love with it. Their relocating and we can make an offer because they cant have contingencies on there agreement. I feel like he did it purposely. UGH! 

     but you know what, you move on. It's there job to sell houses. Im just hoping by the time we sell ours, the one we love is still up for sale. Just focus on your place, and focus on outbeating the one across the street. Check their listing and make sure your house looks better in the pictures, and is priced right. 

  • I don't really understand what there is to be upset about. If you were selling a car and listed it in the classifieds and then your neighbour decided to sell his car for less listing in the same paper's classifieds, its not the classifieds fault he sold it or less or that another potential buyer decided to go with his instead of yours. As far as I can see its the same thing. Realtors make thier living off selling houses, and sorry, but your's is not the only house on the market. If they listed yours and yours is more expensive it would actually be in the Realtors best intrest to try and get yours sold first because thier commission would be higher on yours...so I don't understand why you are upset that they are doing thier job, sellings houses, and finding houses for clients in price ranges they can afford. Now if your realtor was not bringing anyone to your house, or not trying to stage open houses (theres debate about if open houses even work) then you have a reason to complain, but if they are simply doing thier job and selling houses....so yours didnt sell first. Not thier fault.
