Updates needed on house (PIP)

I am not getting super excited yet, as we are still going through the process.  We did get our offer approved from the banks (there are 2 on the short sale), but I am hoping the rest goes smoothly.  We are gettind a really good deal, and I have some room for some updates, and wanted to see what you guys think. 

These pictures are from the listing, and aren't very good, but you get the idea.

I'd like to do something with the tile flooring, and I don't like the tile counters, nor is the island very functional as far as storage is concerned.  It only has a pull out cabinet for a trash can.  What do you think I should do, and how much should I budget for?

  • A couple of grand and labor.  I would honestly live with it for 6 months because after living there you then to change you mind on what would be more functional for you.
  • I think I would extend the cabinets out from the right side of the picture to make a little breakfast bar that would also serve the storage purpose of the island. I would also get rid of the tile countertops-- too difficult to keep clean. Also, I would probably change the lighting. I've never been a fan of that type of drop down lighting. 

     As far as budgeting, I have NO clue. I've never renovated...yet.

    Those are great suggestions! I would do both of those.

    I would also wait until you've lived there for about 6 months or so. That way, you'll really know what bothers you, what doesn't, and how you realistically use the space. You'll know where you need more storage, where you don't, and how easy it is to move around. You'll know if you realistically need more lighting, or just different lighting.

  • I would also probably change the lighting and I would be tempted to (after living there for a few months to get a feel for it) get rid of the island totally. it seems to really close off the kitchen and you get less kitchen space, and if it isn't super functional, why have it? I like PP's suggestion of possibly extending the cabinets.

    As for flooring, maybe a laminate or hardwood? Hardwood would obviously be more pricey. I think that would look nice if there if you don't like the tile.
