Finishing basement question

So we're getting our basement finished and we're debating whether or not to put in a simple half bath.  The difference is about $6000 (because of the concrete and plumbing they'd have to dig up or run) but the total budget WITH half bath is about our budget max with not very much wiggle room for things that may come up.  Question is, how odd would it be to have a finished basement with no half bath?  Keep in mind our house was built in 1940, we have 3 bed 2 ba on two other levels (including a full bath on the main level).

Re: Finishing basement question

  • that sounds like enough baths to me, but I guess if your house is really big and it would be annoying to go upstairs then I would see the importance of another 1/2 bath.
  • The basement is only going to be about 600 finished sqft and the closest bath would be up the stairs and around a corner.
  • Seems like the type of project you want to get done "right" the first time. I would have them plumb for the 1/2 bath and frame it out then hang a door so you can keep it closed up while its not in use.

You can save up to finish it at a later time and atleast it is plumbed, which is probably the hardest part anyway. That would leave you wiggle room on your budget then.

  • The framing and the plumbing is the expensive part since our house was built in 1940 there aren't any rough-ins for it.  The area the half bath would go in is part of the existing laundry room so if we want to put one in later we wouldn't have to knock down any walls or anything.
  • Given the proximity of the bathroom upstairs I don't think another downstairs is necessary. The only times that I really think you need a bath downstairs is if you have a ton of square footage and there would be no other fairly convenient option or if you are putting a bedroom in.

  • Our home has 3 bedrooms and 1.5 baths. The 1/2 bath is at the top of the basement stairs. We added a bathroom with a shower during our remodel process. I probably wouldn't have done it if I had 2 full baths upstairs.

  • What is your finished basement going to be used for? Is is play area for the kids, a theater, additional living space that you will be using all the time, and possibly a place to put guests when they come to visit? If you don't put the bathroom in, will people have to pass through the kitchen or a busy area to get to a bathroom?

Personally, 600 sq. ft. I would not put the bathroom in unless I was planning on making it our main living area and using it as additonal room for guests.

Plus, it is another bathroom to clean. I had 1 bath and when we married our house went to 2.5 baths. If we finish out the plumbed bath in the basement, I told my husband, that is where I draw my line on getting a cleaning service.

One thing I would recommend (if you haven't thought about this) is egress window(s). In the case of a fire, you have an escape.

    Good luck!
