Question about floor plan

Hi all- I'm typically a lurker, but I wanted to come out of the shadows for a quick question!

We are in the beginning process of building a house and my major hold up at the moment is the floor plan.  The design that I have picked out has a dining room that flows into the living room taking up the right side of the house.  The kitchen is in the back central portion of the house.  This plan has the dining room located conveniently off of the kitchen.

Would it be strange to swap the dining room and living room so that the dining room is in front of the house?  This would place the living room nearest to the kitchen, but allow it to flow out onto the deck and have views of our backyard instead of the busy road.

Thoughts and opinions welcome! The rooms are really interchangeable except for the fact we want to have a fireplace in our living room.

  • then you would have to carry food, dirty plates, etc through the living room to the DR - that's weird IMO

  • I suggest you leave it as is.  We have the same layout and it works for us.  We're almost never in the living room though.  We have a family room on the other side of the kitchen where we spend most of our time.  The deck entrance is closer to that side for us.

  • I've seen such a switch done on HGTV, and it struck me as odd as stated by PP--carrying food through the living room.  How do you plan to use the DR?  For everyday meals, or only for more formal entertaining?  Your proposal would likely be fine for the latter but get old really fast for the former.  If you do go ahead with the switch and plan to eat in DR regularly, avoid carpet in the living room and use area rugs instead due to the likelihood of frequent spills (espcially if you have kids!)  And if you move in and decide it doesn't work for you, you just have to move some furniture around and end up with a cozy fireplace in your DR.  Best wishes!

  • Thanks everyone for your input- the DR would be only for formal events- there is also a breakfast nook in the kitchen that would be utilized more frequently.  I understand everyone's thoughts and probably will remain with the conventional floor plan!
