Frustrating Market

We are again trying to sell our house.  Our area has seen an even bigger drop in the market than most places near us.  We tried to sell our house last year w/ no luck.  Not many showings and no offers.  So far this year its been the same thing.  We don't HAVE to sell it, but it would be really nice to be done owning a home for awhile.  We had a couple come out within a few days of listing it this year and they have continuously told our Realtor that they aren't looking at any other houses & want ours, but they are waiting to finalize a deal w/ the state (the state is buying houses on their street for a development of some sort) to get their money and they can't do anything until that is done.

Our price is consistent w/ the area and we don't have a lot of wiggle room w/ it so we are in a bit of a holding pattern I guess you could say.  The showings that we have had this year have been very positive and everyone has left great feedback but yet we can't get enough traffic in to make it feel worthwhile.  In the past two years there have been so many houses that have either gone to foreclosure for cheap or the owners have had it for so long they could get whatever they were offered.  I hate the waiting process and wish there was more we could do...  Is anyone else going through a similar situation w/ the market??

  • Sorry to hear your local market is like that. I know it can be frustrating, but the advantage is you don't have to sell. That's the best time.

    Keep faith, have your agent reduce her commission or offer maybe 2k towards closing costs. Make sure the primary picture changes if you are doing an open house, price drop, etc.

    Is your agent marketing on Craigslist, linkedin, trulia, zillow, you tube (we do virtual tours) and via facebook? Those are some of the outlets we use.

    Good luck. I"ve read that if you plant a St Peter upside down in your yard you'll sell. Might be worth a try ;)

  • I honestly don't think our agent is doing anything other than keeping the listing going.  I don't think we have had an open house this year at all and he just keeps blaming EVERYTHING on the slow market.  I completely get where he is coming from, but other houses are selling or at least getting traffic through; we have had maybe 3-4 showings since we listed in mid May this year.

    Did you agent do the listing on Craigslist, etc. for you or did you do it?  I actually though about it myself but I didn't know if that would go against the contract we signed or not...

    It would just be soooo much help if we COULD sell this year so I'm holding out hope.

  • It doesn't sound like your agent is aggressive or hungry to earn his dollars.

    How long is your listing contract for? I'd suggest to start interviewing with another agent, asking what they will do market and sell your home. There's no reason you cannot fire your current agent.

    With a new agent, new pictures should be taken (agents technically own the photos if they've paid for them to be taken or took them themselves). A 'new' listing will also spike traffic. Most viewings of properties happen within the first 6 weeks. Be sure that open houses occur about every 6 weeks.

    If you have the time and energy (or desire) list teh home yourself, makeing sure you sign up for a flat fee service that also allows you access to the MLS system.
