Hey -- do remember if your home appraisal was pretty close to your sales price? Ours is very close, which is fine I guess, but I remember NVR saying at our first meeting that we could expect it to be lower (which meant that their estimate on taxes was probably high). Just curious!

  • It was pretty close.  Just a little higher.  Our realtor told us that it can never appraise for less than the sale price because you could then argue the sale price.  We had the same question.
     
  • Interesting, b/c while ours is close it's a tad lower. Wonder if we should be arguing the sales price ;) Of course we aren't working with a realtor, and we've yet to argue them into doing anything for us!
  • hmmm, that's interesting.  Maybe my realtor made it up.  It might be worth looking into though.

  • mortgage appraisal or county appraisals?  Mortgage ones are independent and they don't know the selling price of the house.  They consider comps in the area that recently sold as well as the house itself.  If they come back too low then you either renegotiate or pay the difference yourself (which in this market isn't really the best plan of action I mean, who wants to pay more than the house is worth).  You can have a second appraisal done but unless it is way off it probably isn't worth it.

  • Amanda -- it might have been county b/c it definitely included the sales price of our house.

    I am thrilled! We were supposed to have been closing tomorrow, but obviously we've known for a while it wasn't going to happen, so we've come to terms with it and we're just looking forward to being done! Our brick is finally finished and they're starting to install cabinets, etc. inside the house, so it's getting very real.

  • FYI for you.  The bath tubs are acrylic and you should use scrubbing bubbles.  Learned that the hard waySad.

     
  • Oh really... what did you use on them? They appear to be the same material as our downstairs shower in our current home and I HATE it. No matter what I use on it it never looks clean to me. I will definitely want to upgrade one day.

    Did you get any kind of backsplash in your kitchen? I'm a little worried about that area, especially if we don't paint right away (that stupid flat paint on drywall shows everything)!

  • Well, I used scrubbing bubbles and it scratched the suface and actually made it look dirty.  Apparently your only supposed to use dish soap.  It would have been nice if someone told me that! 

    We didn't get a backsplash.  And yes you are right, the paint is awful.  If you look at it wrong it leaves a mark.  I can't wait to paint, but I'm glad we are waiting.  We already have some drywall joints poping out that need fixed. 

     
  • Oh I see, I thought you said you should use Scrubbing Bubbles.

    So, they won't touch up your nail pops with your own paint if you have it on hand for them? I feel like we've heard mixes things about that.

  • Sorry about the scrubbing bubbles thing.  I should pay attention when I type! 

    They told us you can't just touch up after they fix a nail pop.  They said in order for it to look right the whole wall would have to be repainted; which they will not do. 

     
  • I see. I still don't know what to do. On one hand I'm going to cringe every time we get a nail pop, yet on the other I am going to cringe every time I walk past a scuffed up section of flat, beige paint on the wall. I also can't imagine moving everything and taking things down off the walls in just 10 months from now to paint. Blah!
