    We've already dropped the price 3 different times, we are now $10,000 under where we started the listing. Even if we sell where it's at now, we have to come to the table with money. We are officially underwater on our mortgage, but not due to hardship - we can pay the mortgage, and more....it's just the assessment has dropped quite a bit from when we bought it: The house is worth less than what we owe. ( So to do ANOTHER price drop really would put us in a bind, coming to the table with even more money.

    I just wanted to let you know that although short selling can be scary, you very well might qualify.  Although you don't have a financial hardship, you have what is known as a strategic hardship - you would like to build your nest for your family and your current home is clearly not designed for a family with the busy road and one bathroom.  You might want to talk to someone about this possibility just to find out what it would look like for you.  It would let you get to a price that is competitive and get you out of the house.  Good luck!
