We Got the House!!
They accepted our offer and we got it! :-) Our realtor called us last night around 20 minutes after the offer expired to let us know they accepted it!
They were waiting for another offer that was suppose to come in that never did and there was one other person that withdrew their offer after seeing that we put a clause in ours that we were willing to match any offer by $500. They didn't want to start a bidding war. I feel so lucky and blessed that we got our dream house in our dream neighborhood! It doesn't have to be a starter home. We can raise a family here and we're close to excellent schools. I'm so excited to start the process!! :-D

Yay!!!!! Congrats!!!!!! The house is very cute! This is something we did when we bought our house that I'm suggesting because I think it will be awesome, but take pictures of every room (from multiple angles) when you get moved in...everything doesn't have to be put in place or unpacked...and then after you get more unpacked or start doing projects take new pictures and compare. I think we are going to for sure take pictures after we finish our kitchen project and then after a year of ownership and the rest will be random times but we're excited to see the change!
Congrats again!! Can't wait to see pictures with the house empty or with your stuff in it!

and I agree with PP take plenty of pictures. H and I barely took any pics and we have done so much work to our house since we bought it... totally regretting it now!

We are showing the house tonight and we had a call yesterday. Hopefully it sells soon! We are planning to list it with a realtor this week as well. That should get things moving!

Listing it will def help to get it moving - it makes it easier for people to see it and realtors will send your listing to buyers. We got lists all the time from our realtor and it was very helpful during the searching process.

Omg I'm so jealous of your taxes! I guess when everyone talks about taxes being insane up here I had no idea, but our house was about the same price as yours, but taxes are roughly 3 times higher!

Thanks so much! It's a covered porch and not completely screened in. We already thought about screening it in though. Yea, the taxes in Erie aren't too bad. There are some places that are a lot higher so we got lucky with where we wanted to be and the taxes.
Oooh I love your closing ticker! We can compare closing notes, ours will close sometime around Oct 5th. They're thinking that it'll be sooner than that though as the appraisal was ordered Tuesday so it should really only be another 2-3 weeks. Yay!!
I really hope everything goes as smoothly for you as it did for us! Do you have your inspection scheduled already?
