We bought our house 3bd 2.5 bath 2004sqft brand new 2 years ago for 152,000 VA said it was worth 164,900 which was original asking price. We now have military orders and need to sell we talked to 2 agents who gave us a much different pricing ideas. Since we moved in we added fence, storage shed in background, mulch, sod and the fridge and kitchen appliances stay with house. The first realtor said he would feel good with listing t 164,900 which would put $82 a sqft. The second realtor thought even listing at 159,990 would be a stretch which is $79 a sqft. Agent 1 does not do open houses he does good marketing. Agent 2 does do open houses and good marketing. We have 6 months till we move and need the house sold. Who would you list with? My mind says go with higher price cause could always go down. We don't have a lot of extra money to spend at closing with moving in to a rental for a bit if sells quick and also moving across country and we have 4 kids. Thanks for any ideas.

Re: Listing questions
Two things:
1. How many homes has each one of these agents sold in the past 6 months? Go with the one who has higher activity and good record of closing sales.
2. What do the comps say for your neighborhood? Be in line with the comps. Do not go off of feelings or the agents' opinions.
in my profession opinion - go with the one who wants it more. The one who will work for you and get it sold. You don't have to list at the price they suggest, you can price it what you want. Being aggressively priced is one thing, but you can generally expect the offer price to be 5-10%, maybe 15%, below asking price.
Also ask the agent you choose to provide you a seller net sheet so you can see what you will come out with - ahead or behind - at closing.
