Home Help

Well hello everyone, long time no see! I forgot my account for the longest and then my computer hit the fritz for a while and I didn't have the nest favorited. I need advice yet again.

We currently are residing in an apartment that asks us to pay way too much for what it's worth. We forgot about looking for a different place because honestly a year creeps up much fast than one thinks (especially with a child). So we had to resign our lease and they increased us $95 a month. So, we plan to buy a home. We now have 10 more months until we need to move out.

Here's my question... at what point do you start looking? I'm afraid of looking now and wanting to buy and it be WAY to early, but also don't want to wait too long and worry about having to pay over 2,000 a month out of lease to stay in the apartment.

    I would not be seriously looking yet.  I would wait until at least 6 months before starting to look.  Right now you could start looking for areas you like that has homes that may be in your price range.  I would not start looking for THE house yet because unless you can afford the mortgage and rent, I personally would not want to fall in love with a house that I am not ready to buy yet.

  • 5-6 months before you are ready to buy is a good time to start looking and to get pre approved for a loan. Closing on a home can take anywhere from 30-90 days.

    Our realtor wrote a book that was actually a great help to us. Having a good realtor can really help close a deal.

  • Thanks guys! I'm getting kinda antsy. I want my own porch and driveway. There's been a lot of cars getting stolen and broke into here. The rent is WAY to high for this town too. 

    I'm gonna look into books too. Thanks!

  • I would consider what the penalty is for breaking your lease (but don't break it until AFTER everything is finalized with the house), and also look into whether or not you can sublet your apartment if you do find a place before your lease is up.  

    I think when you start looking really depends on your market.  In certain areas around me I know places come and go really quickly, so you have to act fast if you see something you love.  But in other areas, that might not be the case.  I'd say start looking, but wait until the *perfect* thing calls out to you.

    If you're getting close to your lease ending and you still haven't found a new home, maybe you can do a month-to-month lease!
