Radon Test ?

The radon test came back with a high reading, sooooo this means we have to install a radon mitigation system - anyone have any experience with this?  How much is this gonna cost? Any recomendations on who to use?  This house stuff stinks!!

TIA

Re: Radon Test ?

  • yes the house stuff does stink.  Had you done radon testing when you bought?  Sometimes a retest makes sense but not always.  I think I recall mitigation systems are around $1,000. But I could be wrong.  We ended up forking over more than we wanted to sell too thanks to the mysterious foundation cracks (plus the random repairs requested post inspection) Hang in there. It is worth it in the end!
  • When we bought our house, the radon tested high in the inspection.  The seller's gave us $900 to put in a treatment system ourselves rather than them putting it in.  We didn't put the system in right away but did do so about a year later and it cost about $700.

  • When we put an offer in on a house 7 years ago, I think the quote we got was around $1300. (Needless to say, we ended up walking away from that house.)

  • When we were selling our realtor had a recommendation for us.  She said they ran about $850.  We ended up doing a second test (it was raining heavily when we did the first one) and it came back in an acceptable range.

  • We still have to test at our house. How much is the test? I can't recall from the last time we bought. I'm pretty sure it's going to be high. I think most new houses are b/c they're built so tight that it traps all of the radon inside the basement.

We had a system at our old house, but the sellers installed it. I think it was around $1500. But they had to drill through the foundation and I'm pretty sure the hookup for the system Ryan homes is already in place so it should be less. Our old one worked great though. It wasn't noticable and it did the job. Never had any issues w/ it in the 6 yrs we were there.

  • We used Radon Detection and Control at both the home we sold and the home we bought. http://www.radondetectionandcontrol.com/ Their guarantee is such that they will keep coming back until it is done correctly.  As long as you test yearly, it is a lifetime guarantee as well.  I believe the system we put in was between $900 and $1,000.  For reference this was a 1500 sf 2 story house. I don't know how much the size matters.  Good luck.

This sounds about right, when we went to buy our first house it tested high.  we got a quote for the mitigation system, sent that to the owners & they agreed to pay to have it installed.

  • We didn't get the test at the new house, the potential buyers had it done at the house we are selling and want us to correct it.  We didn't have the test done when we bought it 13+ years ago - I don't think it was a "thing" back then.  I guess I will be calling around for some estimates.  Thanks for the info.
  • we had a system installed about 8 years ago and it cost around $700. its worked fine ever since, no problems.
