Buying vs. Building

DH and I looked at a ton (at least 30) houses over the summer. We did not find anything that we were in love with in our price point other than a short sale that fell through. The house was selling considerablly lower than value. We are starting the process of home buying again and now are considering building. We have a few quotes from some builders but all seem to be a bit pricey but the home would be exactly what we wanted. I wanted to see if anyone has any positive or negative building stories.

  • We went through the same thing as you did. We looked at a ton of houses and didn't see what we wanted for the right price.  There were some short sales that were way overpriced for how much work they needed.  So, we ended up building.

    We got everything that we wanted in the location that we love. However, the price of our new-build house is equivalent to what the market is offering.  I wouldn't pay more for a house then equivalent homes that are on the market, because you might have a tough time getting it appraised.

    We had a great experience building!

  • Are you talking about buying a lot and building custom or buying a to-be-built house in a new housing development? We hate housing developments, so that ruled out option 2 for us. And option 1, while uber exciting, was more time consuming and risky that we were interested in.

    In our area we would have to spend $200k for a lot, then get a perk report just to tell us how big of a house the water supply could support (meaning we ran the risk of having to build a smaller home that we actually wanted), then find an architect (already had that part solved) and a trustworthy general contractor, then actually go through the full build process. We were looking at a minimum 18 month process, and we just didn't want to wait that long. So we found an existing house in the perfect location that had the right square footage, and accepted that over the years we would essentially gut and re-arrange everything inside. It's not the perfect house now, but it will be in time.
