How important is a master bath??

To all those out there that have kids (I have 2 young girls!), how important will a master bath be in the future (or just a second full bathroom)?  Right now we only have 1 full bath in the house but have the opportunity to put an addition on our house and add a master bath.  I am just unsure if it is necessary (ie, will we all be fighting over the bath in the morning for school/work?).  Any opinions?  Please help!

  • People love an en suite (sp?) master bath.  I don't think anybody is going to look at it and think, "that house would be great, except I don't want a master bathroom" if you're thinking of resale value.

    How long do you plan on staying in your house?

    Do you remember being a teenage girl?  You'll potentially have 2 adults and 2 teenagers trying to get ready for work/school and all leave the house at the same time.

  • I think having a 2nd bathroom in the house is a huge benefit.  I agree that you potentially will have 2 adults and 2 female teenagers all trying to get ready at the same time.  (although possibly TMI), I could easily see where someone needs to sit on the toilet for awhile, and suddenly the bathroom is off limits for several minutes. 

    It also might be a better privacy situation too, along with when they bring friends over, have parties, sleepovers, etc --- its typically better to have 2 full bathrooms to accommodate higher volume usage, morning showers for guests.  this way you can still have your privacy while allowing others to have that extra space.

     lastly - theres nothing worse than having a problem with bathroom fixtures and not having a backup solution. bathrooms tend to add value to the house as well.

    all of this! For re-sell value alone having only one bathroom is one of the more common causes of people walking away from a home...so if you ever need to sell...its worth it. My parents had 3 bathrooms (master, hall and half bath) and between my sister and I we STILL fought over the hall bathroom (with the tub/shower), I can't imagine how bad it would have been if there was only 1!
