Finally found floor plans I adore!!

 After searching for so long my husband and I have found these plans. We love them, although we do have some edits. (long post)

 The first edit is pretty major we want to expand the porch to where it extends to the same line that the master bedroom is on. This will become a sunroom, In between the sunroom and master bedroom will become the new porch with doors coming from the sunroom.

The second big edit we would do is to expand the utility room out a few feet almost to the window and open it up to where the wall is where the back wall of the closet is. This would become our mudroom/ laundry room. In this room, I want to stack the washer and dryer and put a sink where the washer is. Also get rid of the door leading into the rest of the house.

The entrance from the garage into the kitchen, we want to close off and connect to the small storage closet in the garage to create a good-sized pantry.

In the master bathroom, I want to close off the toilet into a water closet and turn the glass shower into a walk-in tile shower.

The master bedroom, we want the middle window to be a door since we are going to build a pergola-type thing there as a kind of private retreat for the hubs and me. I also really want a sliding barn door for the master bath but haven't been able to convince my husband about that one.

We want to close of the study a put doors on it as it will function as a nursery (hopefully!).

In the second floor, we want to take part of the walk-in closet and turn it into a linen closet. We also want to take the wall that is in between the toilet&tub and the sink away. I hate that separation. I feel it would make both areas claustrophobic. 

We want built-ins through-out the house. In the closets, of course, and storage and window seats in the master bedroom. A huge window seat a plenty storage in the upstairs bonus room. (this'll be my husband's game room and then a play room for kids.) We want some desk area space in the loft area. 

We are also not big fans of exactly how this house looks in the front so we want to change to this one... (this one is basically the same house but bigger, which we don't really want)

I love the window style, especially the one above the door. Not necessarily the all brick look, but I like it.

This will also be on an unfinished basement foundation. We plan on eventually finishing it and outfitting it with a large laundry room, a rec room w/ kitchenette, a 3/4 bathroom, and a guest room.

Opinions, ladies, would be lovely! I need some perspective to see if my ideas would work and be feasible or if there are any other ideas that may be better.

    I like some of this houses features: the kitchen spcifically. You had a lot of changes that seemed would work great.
    To get nit picky: I have a problem with the stairs and their positioning. I feel like a lot of that is wasted space. It is a grand look and if you have the money thats great, it just wouldn't be my first choice. Another personal of mine is that I don't care for the distance from the master bedroom to what you would use as a nursery. This is my thought: How many times will you get up in the middle of the night and have to trapse across the house. Again my personal opinoin! Also, if you have another child soon after, will they be in the same room as the new baby? Will they be old enough to have a big kid room upstairs?
